What Dallas weather does to a garage door

NOAA's Dallas 2 NE station, about 3 km from the city center, shows 1991-2020 normals with a July high near 82 degrees, a January low near 35, about 49 nights a year at or below 32, and about 48 inches of precipitation a year, with November through January the wettest months. A rain gauge in the city reads about 49 inches. That much damp rusts springs, cables, tracks and hinges, swells wood doors and wears bottom seals.

Wikipedia says snow is rare in Dallas, with a yearly mean of about 5 inches and a median of zero, and that about 18 afternoons a year top 90 degrees. Valley-wide events reach town too: the governor said more than 330,000 Oregonians lost power in the February 2021 ice storm, mostly in the Willamette Valley, but we could not confirm a Dallas outage count. When the power fails, the opener will not lift the door, so know where your red manual-release cord is.

Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a freeze or a hot spell, watch how smoothly the door runs and call us if it shakes or stalls.

  • Know where the manual release is
  • Lubricate rollers and hinges twice a year
  • Check the bottom seal after wet winters

A county seat on Rickreall Creek, with homes from about 1990

According to the Census Bureau's 2020-2024 American Community Survey, Dallas has about 6,900 housing units and a median year built of 1990. About 66 percent are single-family detached houses, about 14 percent are in buildings of five or more units, about 6 percent are mobile homes, and 67.9 percent of occupied homes are owner-occupied. A door that has opened a few times a day for 30 years is usually on its first or second set of springs.

Wikipedia says Dallas is the county seat of Polk County, sits along Rickreall Creek about 15 miles west of Salem, and was incorporated as a city in 1901. Oregon Route 223 is the only state highway that serves it. We could not verify building materials, door types or named homeowner associations, so tell us what your door looks like when you call.

Give us your cross street, the number of doors and what yours does when you press the button, and we book the soonest visit. If you rent, ask your landlord or property manager first; we can speak to them directly.

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Rules to know

Opener safety, permits and design rules in Dallas

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Dallas is its own city. The Building Division takes permit applications online through the Oregon ePermitting system, and homeowners can pull their own permits after filing a Homeowner Acknowledgement Form. The city lists its Building Division at 503-831-3574, and Polk County, at 850 Main Street, issues electrical permits for the city at 503-623-9237. The pages we read do not name garage doors, door replacements or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the Building Division before you order. See dallasor.gov.

State rules. Oregon law (ORS 455.310) says repairs and maintenance on a single-family home and its private garage should not need permits or fees, and the state's exempt list includes door and window replacements, as long as the work does not violate the intent of the structural and fire and life safety rules. Oregon's Construction Contractors Board says a license is required for any construction business that advertises, offers or bids construction, remodeling or repair work. We could not confirm which license class covers garage door work. You can check any contractor's license at search.ccb.state.or.us or call the board at 503-378-4621.

FAQ

Dallas garage door repair: questions we hear

Is there garage door repair near me in Dallas?

Yes. Emil Garage Doors repairs garage doors in Dallas (ZIP 97338) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Dallas?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Dallas?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Dallas, Oregon?

Dallas's ZIP code is 97338. Call us if you are not sure we reach your address.

Do I need a permit to replace a garage door in Dallas?

The city's Building Division pages we read do not name garage doors, so we could not confirm it. Call the Building Division at 503-831-3574 before you order, and ask Polk County at 503-623-9237 about the electrical permit if an opener needs new wiring.

Do you also come out to Monmouth, Independence and Rickreall?

Yes. Tell us your address when you call and we confirm that we reach it and book the soonest visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
