What Lebanon weather does to a garage door
NOAA's 1991-2020 normals for the Lebanon station show average highs of about 49 degrees in January and about 85 in July and August, with about 39 nights a year at or below 32 degrees. The nearby Waterloo station, about 3 km south-east, shows about 45 inches of precipitation a year, with between 6 and 7.3 inches in each of the wettest months from November to January and about half an inch in July and August. That much damp rusts springs, cables, tracks and hinges and wears bottom seals.
In September 2020 the Labor Day fires in the Santiam Canyon east of Lebanon brought Level 3 evacuation orders from Lyons-Mehama to Idanha, according to Wikipedia and Linn County updates; we did not find a report that names Lebanon itself. The June 2021 heat dome struck the whole state, according to the Oregon Encyclopedia. When the power fails the opener will not lift the door, so know where your manual release is.
Before winter, wipe the tracks, lubricate the rollers and hinges, check the bottom seal for gaps and test the safety reverse. After a heat wave or a wet spell, look at the tracks and springs before you run the opener.
- Check bottom seals before the wet season
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Houses from before 1960, 1970s ranches and newer streets
According to the Census Bureau's 2020-2024 American Community Survey, Lebanon has about 8,100 housing units. About 58 percent are single-family detached houses, about 19 percent are in buildings of five or more units and about 9 percent are mobile homes. The median year built is 1980, about three homes in ten date from before 1960 and about one in six from the 1970s, so original doors, springs and openers are often decades old.
According to Wikipedia, a village grew around the Ralston family's store on today's Main Street, and later timber and plywood mills drove the town; the Elkins Flour Mill is listed on the National Register of Historic Places. We could not verify any historic review or homeowner association rules for garage doors, so ask your association or the city before you change a door.
Give us your cross street and say whether the door is a single, a double or a pair. We book the soonest visit and balance the door on site before we choose new springs.
- Original springs and openers on older homes
- Wider doors on 1990s and 2000s streets
- Association rules: ask before changing a door

Real reviews from our Google listing, copied as the customers wrote them.
I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What your garage door is telling you in Lebanon
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Lebanon
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Lebanon is its own city, so its rules come from the City of Lebanon. Community Development is at City Hall, 925 S. Main Street, phone (541) 258-4906. A search summary of the city's applications page says homeowners use the city's permit application for building, mechanical and plumbing permits, while contractors use Oregon ePermitting. We could only read search summaries of the city's pages, and none names garage doors, door replacement or openers, so we could not confirm whether a garage door replacement needs a permit. We also could not confirm who issues electrical permits for opener wiring. Ask Community Development before the work. See lebanonoregon.gov.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and it lets the state exempt items such as door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Lebanon garage door repair: questions we hear
Is there garage door repair near me in Lebanon?
Yes. Emil Garage Doors repairs garage doors in Lebanon (ZIP 97355) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lebanon?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lebanon?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Lebanon?
Lebanon uses ZIP code 97355. Call us if you are not sure we reach your address, for example on the edge of town toward Sodaville or Waterloo.
Do I need a permit to replace a garage door in Lebanon?
We could not confirm that. The city pages we could find do not name garage doors, so call Community Development at (541) 258-4906 before you order. Changing the header or the size of the opening is a structural change.
Do you service garage doors in Albany and Sweet Home as well as Lebanon?
Yes. Albany and Sweet Home are a short drive from Lebanon, and we also serve Sodaville and Waterloo. Tell us the town and your cross street when you call so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
