What Redmond weather does to a garage door
NOAA's 1991-2020 normals for the Roberts Field station show average highs of about 44 degrees in January and about 88 in July, roughly 181 nights a year at or below 32 degrees, about 50 nights at or below 20 degrees and only about 8.5 inches of precipitation. Wikipedia gives between 15 and 24 inches of snow a year, and its two figures disagree. Long freezes stiffen lubricant and bottom seals, and dust and cold mornings wear rollers and tracks.
Heat and winter storms have struck Central Oregon in recent years, but we found no Redmond-only outage or damage figures. When the power fails the opener will not lift the door, so know where your manual release is.
Before winter, wipe the tracks, lubricate the rollers and hinges, check the bottom seal for gaps and test the safety reverse. After a snowfall, clear ice from the threshold before you run the opener.
- Lubricate rollers and hinges before the first freeze
- Check bottom seals before winter

Houses from the 1990s and 2000s on the high desert
According to the Census Bureau's 2020-2024 American Community Survey, Redmond has about 14,300 housing units. About 73 percent are single-family detached houses, about 4 percent are attached homes, about 10 percent are in buildings of five or more units and about 3 percent are mobile homes. The median year built is 2002, about 56 percent of homes date from 2000 or later and about 22 percent from the 1990s and 1980s combined, so many doors and openers are in their middle years.
According to Wikipedia, Redmond was founded in 1904, grew by 74 percent between 2000 and 2006, and is home to Roberts Field, the only airport in Central Oregon with commercial passenger service. We could not verify any historic review or homeowner association rules for garage doors, so ask the city or your association before you change a door.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What your garage door is telling you in Redmond
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Redmond
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Redmond is its own city, so its rules come from the City of Redmond, Oregon. City Hall is at 411 SW 9th Street. Third-party listings give the Building Division counter in Suite 213 at that address, phone 541-923-7721, but a second listing gives a different address, so confirm both before you visit. The city's own website would not open for us, we did not read its list of work exempt from permits, and nothing we found names garage doors, door replacement or openers, so we could not confirm whether a garage door replacement needs a permit. We also could not confirm who permits opener wiring. Ask the Building Division before the work.
State rules. Oregon law (ORS 455.310) says upkeep on a single-family home and its private garage should not need permits or fees if it does not conflict with structural and fire and life-safety provisions, and it lets the state exempt items such as door and window replacements. Oregon also requires a Construction Contractors Board license for most repair and alteration work done for pay on residential property. We could not confirm which license class covers garage door work. You can check any contractor's license and bond at search.ccb.state.or.us or call the board at 503-378-4621.

Redmond garage door repair: questions we hear
Is there garage door repair near me in Redmond?
Yes. Emil Garage Doors repairs garage doors in Redmond (ZIP 97756) and the neighborhoods next door. Call (503) 974-8815, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Redmond?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Redmond?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Redmond?
Redmond uses ZIP code 97756. Call us if you are not sure we reach your address, for example toward Terrebonne or Powell Butte.
Do I need a permit to replace a garage door in Redmond?
We could not confirm that. The sources we could read do not name garage doors, so call the Building Division before you order. Changing the header or the size of the opening is a structural change.
Do you service garage doors in Bend and Terrebonne as well as Redmond?
Yes. Terrebonne lies a few miles north of Redmond and Bend about 17 miles south, and we also serve Prineville and Powell Butte. Tell us the town and your cross street when you call so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
