What Anna weather does to a garage door
Anna has no climate table of its own, so we use Wikipedia's weather box for nearby McKinney (NOAA data). It gives a July mean daily high of 92.7 degrees, a January mean low of 31.1 and about 41 inches of rain a year. Heat wears springs, cables, seals and opener motors, and a hard freeze stiffens the lubricant on rollers and hinges.
On May 9, 2006 a storm sent an F0 tornado past a point 2.5 miles east of Anna High School, barely missing the city limits, according to Wikipedia. The National Weather Service storm summary for April 3, 2014 lists quarter-size hail in Anna. Winter Storm Uri in February 2021 caused the largest outage in Texas history, so know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a hail or wind storm, look for dented panels and bent track sections before you run the opener.
- Check panels and tracks after hail
- Know where the manual release is
- Lubricate rollers and hinges twice a year

New neighborhoods around an old railroad town
According to the Census Bureau's 2020-2024 American Community Survey (5-year estimates), Anna has about 8,111 housing units. About 92 percent are single-family detached houses and about 79 percent of occupied homes are owner-occupied. The median year built is 2012, and Wikipedia counts 5,551 units at the 2020 census, so a large share of the homes is under 10 years old.
The old town grew around the railroad that came through in 1872. Wikipedia lists the Anna Depot, built in 1885, as the oldest surviving railroad station in Texas, and the A. Sherley and Brother Hardware Store of 1894 as an early commercial building with corbelled brickwork. Builder pages describe newer communities such as Hurricane Creek and The Villages of Hurricane Creek, with amenity centers and association dues that vary by builder. We could not verify the association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. On a newer home the cause is often a sensor, a remote or a roller, and on an older one near the depot it can be a worn spring and cable set.
- Sensors and remotes on newer openers
- Association rules in planned communities
- Worn parts on older town homes

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What your garage door is telling you in Anna
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Anna
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Anna is its own city. Development Services is at 120 W. 7th Street, Suite 142, phone 972-924-2616, email permits@annatexas.gov, and the city's site is annatexas.gov. The city's simple permit application lists project types such as windows and doors, foundation repair and flatwork, and says each job needs its own application; garage doors are not named, so we could not confirm whether a garage door replacement or opener swap needs a permit. A summary of the city's building fee schedule says no construction permits are issued without contractor registration ($100, renewed yearly); we did not read the full schedule, so ask the city whether it applies to garage door work.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

Anna garage door repair: questions we hear
Is there garage door repair near me in Anna?
Yes. Emil Garage Doors repairs garage doors in Anna (ZIP 75409) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Anna?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Anna?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Anna?
Anna's standard ZIP code is 75409. If your mailing address uses a different ZIP, call us and we will tell you whether we reach your street.
Do you service garage doors in Hurricane Creek and other Anna communities?
Yes. Anna has newer communities such as Hurricane Creek and The Villages of Hurricane Creek, and some have homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do you also serve the older homes near the Anna depot?
Yes. Homes near the old railroad depot are much older than the new subdivisions, so parts such as springs, cables and rollers are more likely to be original. We inspect the whole door, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
