Newer subdivisions next to a historic downtown
According to the Census Bureau's 2024 one-year American Community Survey, McKinney has about 88,400 housing units. About 69 percent are single-family detached houses and about 63 percent of occupied homes are owner-occupied. The median year built is 2007, so most doors and openers outside the older core are under 20 years old, while downtown homes can have parts that date much further back.
McKinney has been the Collin County seat since 1848, and its downtown square holds the 1876 courthouse, now the McKinney Performing Arts Center. Local guides say most single-family neighborhoods have a homeowner association. Stonebridge Ranch, Craig Ranch, Tucker Hill and Trinity Falls are master-planned communities, and Stonebridge Ranch says changes need association approval. We could not verify the rules of each, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original openers and springs on older homes
- Association approval in planned communities
- Wide doors on larger newer homes

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

What McKinney weather does to a garage door
NOAA's 1991-2020 normals for McKinney National Airport, which is inside the city, give a July mean high near 95 degrees, about 97 days a year at 90 degrees or more, about 17 days at 100 or more and about 48 nights at or below freezing, with about 38 inches of precipitation. Heat wears springs, cables and seals, and a hard freeze stiffens the lubricant on rollers and hinges.
A hailstorm on March 24, 2019 hit McKinney and Frisco hardest, according to the National Weather Service. Reports described quarter to golf-ball size hail in McKinney, cars damaged at apartment complexes and a home with its roof turbines destroyed. The reports did not mention garage doors, but hail can dent steel panels and crack window inserts. The February 2021 winter storm caused the largest power outage in Texas history, so know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After hail or high wind, look for dented panels and bent track sections before you run the opener.
- Lubricate rollers and hinges twice a year
- Check panels and window inserts after hail

Opener safety, permits and design rules in McKinney
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. McKinney is its own city, so its rules come from the City of McKinney. Building Inspections lists 469-617-4800, and permits are applied for through the city's Citizen Self Service portal. The city's Home Repairs & Permit Information page lists doors and windows among the work that needs a permit, but we could not confirm whether that covers a garage door replacement, a spring or cable repair or an opener swap. The city's FAQ says routine maintenance generally needs no permit. Contractors must register with the city before a permit can be issued. Confirm with the city before the work at mckinneytexas.org.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

McKinney garage door repair: questions we hear
Is there garage door repair near me in McKinney?
Yes. Emil Garage Doors repairs garage doors in McKinney (ZIP 75070) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in McKinney?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in McKinney?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in McKinney?
McKinney's ZIP codes are 75069, 75070, 75071 and 75072. The 75069 code also covers some addresses in Fairview. Call us if you are not sure we reach your address.
Do you service garage doors in Stonebridge Ranch and Craig Ranch?
Yes. Both are master-planned communities with homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do you repair garage doors after hail in McKinney?
Yes. Hail can dent steel panels and crack window inserts, and strong wind can bend tracks. We inspect the panels, track, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
