A fast-growing town of new subdivisions
According to the Census Bureau's 2020-2024 American Community Survey (5-year estimates), Princeton has about 8,130 housing units. About 86 percent are single-family detached houses and about 76 percent of occupied homes are owner-occupied. The median year built is 2014, and Wikipedia counts only 5,494 housing units at the 2020 census, so a large share of the homes standing today is only a few years old.
Builder pages describe several new communities here, including Tillage Farms and Bridgewater (Lennar), Whitewing Trails (Beazer), Arbor Lakes and Monticello Park. We could not verify the association rules in any of them, so check your association's guidelines on door style and color before you order a new door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. On a newer home the trouble is usually a sensor, a remote, a loose roller or a door that was never balanced well, and we check all of it on the same visit.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Princeton weather does to a garage door
Princeton has no climate table of its own, so we use Wikipedia's weather box for nearby McKinney (NOAA data). It gives a July mean daily high of 92.7 degrees, a January mean low of 31.1, a record high of 118 and a record low of minus 7, with about 41 inches of rain a year. Long hot summers wear springs, cables, seals and opener motors, and a hard freeze stiffens the lubricant on rollers and hinges.
The National Weather Service rated a tornado near Princeton EF0 on April 3, 2014; it passed west of the center and stripped shingles from several homes. Storm-spotter reports on a hail-tracking site list golf-ball-size hail northeast of town in November 2024 and September 2025. Winter Storm Uri in February 2021 caused the largest power outage in Texas history, so know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a hail or wind storm, look for dented panels and bent track sections before you run the opener.
- Check panels and tracks after hail
- Know where the manual release is
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Princeton
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Princeton is its own home rule city. The Building Inspection Division answers at 972-736-6169 (7 a.m. to 5:30 p.m., Monday to Friday), according to the city's FAQ page at princetontx.gov. The FAQ says most construction and remodel jobs need a permit and lists fences, pools, additions, storage buildings, new A/C or furnaces, electrical service and roof work as examples. It does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the city before the work. The city also has a contractor registration ($75), but its list covers general, electrical, plumbing, mechanical, irrigation, sign and backflow contractors and does not name garage door contractors.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

Princeton garage door repair: questions we hear
Is there garage door repair near me in Princeton?
Yes. Emil Garage Doors repairs garage doors in Princeton (ZIP 75407) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Princeton?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Princeton?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Princeton?
Princeton's standard ZIP code is 75407. If your mailing address uses a different ZIP but you live inside the city or just outside it, call us and we will tell you whether we reach your street.
Do you service garage doors in the new Princeton subdivisions?
Yes. Many Princeton homes are in newer communities built by national builders, and some have homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do you repair garage doors after hail in Princeton?
Yes. Hail can dent steel panels and crack window inserts, and strong wind can bend tracks. We inspect the panels, track, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
