A mix of 1960s to 1980s houses and new master-planned areas
According to the Census Bureau's 2020-2024 American Community Survey, Baytown has about 34,100 housing units. About 59 percent are single-family detached houses and about 52 percent of occupied homes are owner-occupied. The median year built is 1981; about 49 percent of homes were built before 1980 and about 15 percent since 2010, so the city has both original openers from the 1970s and recent doors.
Third-party listing pages describe Baytown Crossings, a 520-acre master-planned community by Friendswood Development, and Wright Landing, a newer master-planned area, and say Lakewood is an older bayfront neighborhood. Homeowner associations exist in the master-planned communities, so check your association's rules on door style and color before you replace a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on 1960s to 1980s homes

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What Baytown weather does to a garage door
Wikipedia's NOAA 1991-2020 table for Baytown shows a July mean daily high near 92 degrees, a January mean low near 41, a record high of 109 degrees and about 65 inches of rain a year over roughly 111 wet days. Humid air and salt air from Galveston Bay rust springs, cables, rollers and tracks, and rain rots bottom seals.
Wikipedia lists Carla, Alicia, Ike and Harvey as the most damaging hurricanes for Baytown and says storm surge is the main danger. In Ike, homes in the Lakewood subdivision took major flood damage. The EF3 tornado of January 24, 2023 crossed into the Wooster section of Baytown, and Hurricane Beryl left more than 2.7 million Houston-area households and businesses without power in July 2024. Wind bends tracks and dents panels, so check the door after any storm.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a flood, dry the bottom seal and track before you run the opener.
- Check the bottom of the door after flooding
- Lubricate rollers and hinges against humid air
- Know where the manual release is before an outage

Opener safety, permits and design rules in Baytown
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Baytown is its own city. Building Services is at 2401 Market Street, phone 281-420-6537, email building@baytown.org, open Monday to Thursday 7:30 a.m. to 5:30 p.m. and Friday 7:30 to 11:30 a.m., and permits go through the city's Citizen Self Service portal at baytown.org. The city's list of work that needs a residential permit includes installing or replacing windows and doors and electrical work, but it does not name garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask Building Services before the work.
Wind, flood and insurance. The city's residential plan checklist for new homes lists a 150 mph ultimate design wind speed and asks for the flood zone to be identified. Baytown lies mostly in Harris County, and the part east of Cedar Bayou is in Chambers County. The Texas Department of Insurance windstorm area does not include the Harris County part of Baytown, but Chambers County is in it, so check Chambers County addresses on the TDI and TWIA map (TDI).
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

Baytown garage door repair: questions we hear
Is there garage door repair near me in Baytown?
Yes. Emil Garage Doors repairs garage doors in Baytown (ZIP 77520) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Baytown?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Baytown?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Baytown?
Baytown's street ZIP codes are 77520, 77521 and 77523. The code 77522 is for PO boxes only. Call us if you are not sure we reach your address.
Do you service garage doors in the Chambers County part of Baytown?
Yes. Baytown lies mostly in Harris County, and the part east of Cedar Bayou is in Chambers County. We serve homes on both sides of the county line.
Do you repair garage doors after a flood or hurricane in Baytown?
Yes. Flooding rots bottom seals, soaks opener units and corrodes the lower track, and wind bends tracks and dents panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Do you service garage doors in Baytown Crossings and other planned communities?
Yes. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
