Brick and frame houses from the 1950s to the 1970s

According to the Census Bureau's 2020-2024 American Community Survey, Pasadena has about 53,800 housing units. About 58 percent are single-family detached houses and about 55 percent of occupied homes are owner-occupied. The median year built is 1977, and the 1970s are the largest decade with about 10,800 homes, so many doors, tracks and openers are 30 to 60 years old or have been replaced once or twice.

Listing sites name older neighborhoods such as Golden Acres, Parkview Estates, Preston Manor and Shaver Place, with average build years from about 1953 to 1966 on the Houston Association of Realtors site. We found no master-planned community inside Pasadena, so most doors here are not under a big association with set rules, but ask your landlord or neighbors if you rent or share a lot.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on older brick houses
  • Renters and landlords who need a quick fix
  • Doors on townhomes and smaller lots

What Pasadena weather does to a garage door

Pasadena has no weather station of its own. Houston Hobby Airport, about 6 miles west, shows a July mean daily high near 93 degrees, a January mean low near 46 and about 56 inches of rain a year, with June, September and October the wettest months, according to NOAA 1991-2020 normals. Long humid seasons rust springs, cables and hinges and swell the bottom seal.

An EF3 tornado crossed northwestern Pasadena on January 24, 2023, with peak winds of 140 mph according to NOAA, and more than 20,000 CenterPoint customers lost power. Hurricane Beryl in July 2024 left more than 2.7 million Houston-area households and businesses without power. Wind bends tracks and dents panels, and a long outage makes the manual release worth knowing.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for bent track sections and dented panels before you run the opener.

  • Check the bottom seal after heavy rain
  • Look at tracks and panels after strong wind
  • Know where the manual release is before an outage

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Rules to know

Opener safety, permits and design rules in Pasadena

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Pasadena is its own city. The Permit Department is on the first floor of City Hall, 1149 Ellsworth Drive, phone 713-475-5575, email permitdept@pasadenatx.gov, and the city site is pasadenatx.gov. The city's permit pages do not mention garage doors, openers or residential repairs, so we could not confirm whether a garage door replacement needs a permit. Ask the Permit Department before the work. A new opener circuit may involve electrical work, which also has its own rules.

Windstorm area. The Texas Department of Insurance names Pasadena among five Harris County cities where the designated windstorm area covers only property inside city limits and east of State Highway 146. Most of Pasadena lies west of that road, so check your address on the TDI and TWIA map. TDI says garage doors are vulnerable in high wind and can be strengthened with a wind-rated door and track system (TDI).

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

FAQ

Pasadena garage door repair: questions we hear

Is there garage door repair near me in Pasadena?

Yes. Emil Garage Doors repairs garage doors in Pasadena (ZIP 77502) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Pasadena?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Pasadena?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Pasadena?

Pasadena's street ZIP codes are 77502, 77503, 77504, 77505, 77506 and 77507. The codes 77501 and 77508 are PO boxes only. Call us if you are not sure we reach your address.

Is my Pasadena home in the Texas windstorm area?

Only property inside city limits and east of State Highway 146 is in the designated area, and most of Pasadena is west of that road. Check your address on the TDI and TWIA map. If your home is in the area, TDI has its own rules for windborne-debris-resistant products on exterior openings.

Do you repair garage doors after a storm in Pasadena?

Yes. Strong wind can bend tracks, dent panels and push a door out of its frame. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
