A fast-growing city of newer subdivisions
According to the Census Bureau's 2024 five-year American Community Survey, Conroe has about 42,400 housing units and a median year built of 2006. About 41 percent of homes were built since 2010 and about 4,000 since 2020, so many doors and openers are under 15 years old. About 56 percent of units are single-family detached houses and about 55 percent of occupied homes are owner-occupied.
The city has several large planned communities. April Sound sits on Lake Conroe and was annexed on January 1, 2015, according to Wikipedia. Grand Central Park is a master-planned community of about 2,000 wooded acres along Interstate 45, and Artavia is a 2,200-acre master-planned community, according to Community Impact. Association rules can decide the door style and color, so ask yours first.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

What Conroe weather does to a garage door
Wikipedia's 1991-2020 normals give Conroe a July mean daily high of 94.9 degrees, an August high of 95.8, a January mean low of 41.9 and about 51 inches of rain a year. Hot, humid summers wear openers, dry out lubricant and speed rust on springs, cables and hardware. Heavy rain and flooding rot bottom seals and can soak an opener unit on the garage floor.
Wikipedia says Hurricane Harvey in August 2017 brought nearly 32 inches of rain and a release of water from Lake Conroe. For Hurricane Beryl in July 2024, the National Weather Service gave an unofficial peak gust of 74 mph for Montgomery County, and the county judge said about 80 percent of the county had no power on July 9, according to Community Impact. Strong wind can bend tracks and dent panels, and a long outage makes the manual release worth knowing.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm or flood, check the bottom seal, tracks and opener before you run the door.
- Check the bottom seal after heavy rain
- Look for bent tracks after high wind
- Know where the manual release is

Opener safety, permits and design rules in Conroe
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Conroe is its own city. Building Inspections and Permits is listed at 700 Metcalf Street (the site's footer lists City Hall at 300 W. Davis Street, so confirm which door to use), phone 936-522-3610, permits@cityofconroe.org. Applications and inspection requests go through the city's online OpenGov portal at cityofconroe.org. The department page does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask Building Inspections before the work.
Historic and flood areas. We found no historic design review for Conroe. Parts of the area flooded in 2015, 2016 and 2017, according to Wikipedia, and McDade Estates was evacuated in the 2017 flood. If your home is in a flood-prone area, a raised opener or a door with a good bottom seal can help, and the city can tell you about any floodplain rules.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installing garage door openers needs no DPS license unless the opener is connected to an alarm system or monitors or logs who comes and goes.

Conroe garage door repair: questions we hear
Is there garage door repair near me in Conroe?
Yes. Emil Garage Doors repairs garage doors in Conroe (ZIP 77301) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Conroe?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Conroe?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Conroe?
Conroe's street ZIP codes are 77301, 77302, 77303, 77304, 77306, 77384 and 77385. The code 77305 is for PO boxes. Several of these also cover areas outside the city, so call us if you are not sure we reach your address.
Do you service garage doors in April Sound and Grand Central Park?
Yes. Both are large planned communities. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do you repair garage doors after a hurricane or flood in Conroe?
Yes. Strong wind can bend tracks and dent panels, and flood water can ruin bottom seals and soak an opener. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
