What Fulshear weather does to a garage door
Wikipedia describes Fulshear's weather as mild through most of the year, with a 296-day growing season. For nearby Katy, NOAA's 1991-2020 normal is about 49 inches of rain a year, and realty sites put July highs around 93 to 94 degrees. Hot afternoons strain opener motors, and moist air rusts springs and cables.
The Brazos River at Richmond crested at 55.18 feet on September 1, 2017 during Harvey, and county officials warned Richmond, Fulshear and Simonton residents about the river. When Hurricane Beryl came ashore on July 8, 2024, Fulshear's mayor said the city lost power almost entirely, and officials reported fallen awnings, fences and trees. Flying debris bends tracks, and a long outage leaves an opener with no way to run.
Before storm season, learn where the red manual release cord is and practice using it. Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse.
- Know where the manual release is
- Lubricate rollers and hinges twice a year
- Look for bent tracks and dents after a storm

A very young housing stock on the western edge of Houston
According to the Census Bureau's 2020-2024 American Community Survey, Fulshear has about 10,100 housing units. About 92 percent are single-family detached houses, about 90 percent of occupied homes are owner-occupied and the median year built is 2016. The city grew from 1,134 people in 2010 to 16,856 in 2020, and the survey lags behind that growth, so the real housing count is higher.
Most doors here are not old, but they work hard. A new house with a two-car door that cycles several times a day still wears through springs, rollers and sensors, and builder-grade doors dent more easily than heavier ones. Cross Creek Ranch is a master-planned community inside the city, and a real-estate guide also lists parts of Firethorne and Fulbrook. Many communities have homeowner associations, so check the rules on door style and color before you change a door.
Land here was granted to Churchill Fulshear, one of Stephen F. Austin's Old 300 settlers, in 1824, and the town grew around a railroad in the 1890s before incorporating in 1977. Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What your garage door is telling you in Fulshear
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Fulshear
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Fulshear is its own city. Development Services is listed at 281-346-8860 in search results of the city's pages, and a city document gives 6611 W. Cross Creek Bend Lane as the city address; the city website is fulsheartexas.gov. The city says building permits and certificates of occupancy require compliance with its design standards and development codes. We could not confirm whether a garage door replacement or opener swap needs a permit, so call Development Services before a full replacement or new opener wiring.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page (published September 2020) says installing a garage door opener needs no DPS license unless it is connected to an alarm system or monitors or logs who comes and goes. Many Fulshear communities also have homeowner associations that approve exterior changes, but we could not verify a specific association rule.

Fulshear garage door repair: questions we hear
Is there garage door repair near me in Fulshear?
Yes. Emil Garage Doors repairs garage doors in Fulshear (ZIP 77441) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Fulshear?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Fulshear?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Fulshear?
Fulshear's own ZIP code is 77441. Some addresses in the south of the city carry Richmond's ZIP 77406, and the north edge and far-west FM 359 addresses can carry 77494 or 77423. Call us if you are not sure we reach your address.
Do you service garage doors in Cross Creek Ranch and other planned communities?
Yes. Cross Creek Ranch is a master-planned community, and many communities in the area have homeowner associations. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
What should I do with my garage door when the power goes out?
Pull the red cord on the trolley to release the opener and lift the door by hand, with the door fully down so the springs are not fighting you. Fulshear lost almost all its power in Hurricane Beryl, so a battery backup on the opener is worth asking about.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
