A small city inside a much larger Katy mailing area

The City of Katy is smaller than most people expect. The Census counted 21,894 people in the 2020 census, while the four standard Katy ZIP codes (77449, 77450, 77493 and 77494) hold about 383,800 residents, according to zip-codes.com. Many addresses with a Katy mailing line, such as Cinco Ranch, are outside the city limits. We serve the city and the greater Katy area around it.

Inside the city, the Census Bureau's 2020-2024 American Community Survey counts about 8,500 housing units. About 85 percent are single-family detached houses, about 81 percent of occupied homes are owner-occupied and the median year built is 2003. The old town grew around the rail line: settlers arrived in the mid-1890s, the city incorporated in 1945 and Interstate 10 opened in 1966. Older streets near the center often still have original springs and openers.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on older streets
  • Doors from the 2000s that are due for a spring
  • Deed restrictions and association rules

What Katy weather does to a garage door

Katy has a humid subtropical climate. NOAA's 1991-2020 normal for the Katy station is about 49 inches of rain a year, and realty sites put July highs near 93 to 94 degrees and January lows near 42. Constant moisture rusts springs and cables, and long hot summers wear rollers, hinges and weatherstripping.

Hurricane Harvey in August 2017 flooded more than 32,000 acres of Katy-area land and brought more than 13,000 FEMA claims, according to Community Impact. Floodwater ruins bottom panels, seals and low-mounted wall controls. An EF-1 tornado with winds of about 90 mph hit a shopping center on South Mason Road in April 2024, and Hurricane Beryl in July 2024 left tens of thousands of CenterPoint customers in the Katy and Fulshear coverage areas without power. Katy's mayor said the oldest areas had the most damage.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Learn where the manual release cord is before the next storm, because an opener cannot run with the power out.

  • Know where the manual release is
  • Check bottom seals and panels after flooding
  • Lubricate rollers and hinges twice a year

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Rules to know

Opener safety, permits and design rules in Katy

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Katy is its own city. Permits and Inspections takes permit questions at katypermits@cityofkaty.com and code questions at BuildingInfo@cityofkaty.com, and the city's main line is 281-391-4800. Permits are handled through the city's Citizen Access portal at cityofkaty.com. The city's codes page says Katy adopted the 2021 International Building Codes and the 2023 National Electrical Code, effective January 1, 2024. We could not confirm whether a garage door replacement or opener swap needs a permit, so ask Permits and Inspections before a full replacement or new opener wiring. If your address only has a Katy mailing line and sits outside the city limits, the city's rules may not apply, so ask the city or your county.

Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page (published September 2020) says installing a garage door opener needs no DPS license unless it is connected to an alarm system or monitors or logs who comes and goes. Deed restrictions are common in the greater Katy area, so check yours before you change a door.

FAQ

Katy garage door repair: questions we hear

Is there garage door repair near me in Katy?

Yes. Emil Garage Doors repairs garage doors in Katy (ZIP 77493) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Katy?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Katy?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Katy?

The standard Katy ZIP codes are 77449, 77450, 77493 and 77494. Inside the city limits, addresses we saw use 77493 and 77494, while 77491 and 77492 are PO boxes only. Call us if you are not sure we reach your address.

Is my house in the City of Katy or only in the Katy mailing area?

Many addresses with a Katy mailing line, such as Cinco Ranch, are outside the city limits, in Harris or Fort Bend County or in Houston. We serve both. Your county or city office can tell you which permit rules apply to your address.

Do you repair garage doors after a flood or hurricane in Katy?

Yes. Floodwater damages bottom panels, seals and low-mounted controls, and hurricane wind bends tracks and dents panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
