Homes from the 1980s onward, plus a large rental share
According to the Census Bureau's 2020-2024 American Community Survey, Grapevine has about 22,900 housing units. Only about 54 percent are single-family detached houses and about 53 percent of occupied homes are owner-occupied, because apartments and townhomes make up a large share. The median year built is 1993, and about 6,600 homes date from the 1980s, so many original doors and openers are now 30 years old or more.
The city has three National Register historic districts, including the Grapevine Commercial Historic District along South Main Street, and its Historic Preservation Commission applies design guidelines to exterior changes in the Historic Township District, five local historic districts and individual landmarks. We could not verify whether those guidelines cover garage doors, so ask the city before you change a door in those areas. Real estate sites also name neighborhoods such as Glade Crossing and Silver Lake Estates with associations.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we pick new springs.
- Original springs and openers on 1980s and 1990s homes
- Historic areas: ask before changing a door

What your garage door is telling you in Grapevine
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

What Grapevine weather does to a garage door
Wikipedia's climate table for Grapevine, from the Grapevine Dam station, gives a July average high of 95.3 degrees, a record high of 115 and a record low of minus 12, with about 39 inches of precipitation a year. Hot summers wear springs, cables and seals, and the rare deep freeze stiffens lubricant and stresses cables.
The Mayfest hailstorm of May 5, 1995 dropped hail up to 4.5 inches across the Fort Worth area, with about $2 billion in damage, according to Wikipedia. We could not verify a hailstorm or tornado at Grapevine itself. DFW Airport reached minus 2 degrees on February 16, 2021, and ERCOT rolling blackouts hit much of Texas, so know where your manual release is.
Twice a year, wipe the tracks, put lubricant on the rollers and hinges, and test the safety reverse. After hail or a storm, check the panels and the track before you run the opener.
- Lubricate rollers and hinges twice a year
- Check panels after hail
- Know where the manual release is

Opener safety, permits and design rules in Grapevine
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Grapevine is its own city. The Building Inspection Department is at 200 S. Main Street, phone 817-410-3165, and the permits page is at grapevinetexas.gov. It lists building, fence, electrical and other permits and says all other permit types would require plans, but it does not say whether a garage door or opener replacement needs one, so we could not confirm. The city's contractor page says that starting November 1, 2026 building contractors must register for the 2027 permitting year, with a $75 fee; we could not confirm how that applies to garage door repair. Ask the city before the work.
Historic districts. Grapevine has a Historic Preservation Commission and design guidelines for exterior changes in its Historic Township District, five local historic districts and landmarks. If your home is in one of them, ask the city before you change a garage door.
State rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installing garage door or gate openers needs a Private Security license only if the opener is connected to an alarm system or monitors or logs who comes and goes.

Grapevine garage door repair: questions we hear
Is there garage door repair near me in Grapevine?
Yes. Emil Garage Doors repairs garage doors in Grapevine (ZIP 76051) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Grapevine?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Grapevine?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Grapevine?
Grapevine uses ZIP codes 76051 and 76092. 76092 is shared with Southlake, so call us with your street address if you are not sure we reach you.
Do I need approval to change a garage door in Grapevine's historic areas?
Possibly. The city applies design guidelines to exterior changes in its Historic Township District, five local historic districts and landmarks. We could not verify whether they cover garage doors, so ask the city before you change a door.
Do you service townhomes and patio homes in Grapevine?
Yes. Grapevine has many townhomes and apartments, and we service the garage doors on them. Tell us when you call if your door is shared with an association, so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
