Large owner-occupied homes from the 1990s and 2000s

According to the Census Bureau's 2024 five-year American Community Survey, Southlake has about 9,600 housing units. About 94 percent are single-family detached houses and about 95 percent of occupied homes are owner-occupied. The median year built is 1997 and the median home value is about $1,014,500, so most doors and openers here are 20 to 30 years old and sit on large homes.

Larger homes tend to have wider doors, heavier panels and sometimes a third door, so springs are sized for the weight of each door and not guessed. Timarron is a golf-course community with a homeowners association, according to a 2018 Community Impact profile, and the city advises checking your association for covenants and deed restrictions before you change the look of a door.

Tell us your cross street and how many doors you have, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Hail, wind and winter outages

What Southlake weather does to a garage door

No Southlake climate table was found, so these are regional figures. The Dallas table for 1991 to 2020 gives a July mean daily high near 97 degrees and a January mean low near 38, and DFW Airport next door recorded 113 degrees in June 1980 and minus 2 on February 16, 2021. Heat wears springs, cables and weather seals, and a hard freeze stiffens grease on rollers and hinges.

On the evening of May 27, 2024, the National Weather Service log of hail reports includes a quarter-size hail report a mile north of Southlake and larger hail nearby: golf-ball size in Hurst and baseball size near Bedford and Euless. Hail dents steel and thin-skin panels and wind bends tracks. The February 2021 winter storm caused the largest power outage in Texas history, so know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for dented panels and bent track sections before you run the opener.

  • Inspect panels after hail
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
★★★★★
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Southlake

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Southlake is its own city, so its rules come from the City of Southlake. Building Inspections is at 1400 Main Street, Suite 250, phone 817-748-8236. A May 2026 city document on when a permit is required lists items such as remodels, window replacement, exterior siding and new electrical work, and says cosmetic projects do not need a permit. Garage doors, openers and gates are not mentioned, so we could not confirm whether a garage door replacement needs a permit. The city says to call Building Inspections about specific projects, at cityofsouthlake.com.

Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or gate openers needs no DPS license unless the opener is tied to an alarm system or can log who comes and goes.

FAQ

Southlake garage door repair: questions we hear

Is there garage door repair near me in Southlake?

Yes. Emil Garage Doors repairs garage doors in Southlake (ZIP 76092) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Southlake?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Southlake?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Southlake?

Southlake's street ZIP code is 76092. Some northern addresses in the Denton County part of the city may use other mail ZIP codes, so call us if you are not sure we reach your address.

Can you service wide doors and three-door garages in Southlake?

Yes. Many homes in Southlake are large, and wide or heavy doors need springs sized to their weight. Tell us how many doors you have and how wide they are, and we plan the visit and the parts.

Do you repair garage doors after hail in Southlake?

Yes. The National Weather Service log for the evening of May 27, 2024 includes hail reports in and around Southlake. Hail can dent steel panels and wind can bend tracks, so we inspect the panels, track, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
