Larger homes built since the 1990s
According to the Census Bureau's 2020-2024 American Community Survey, Keller has about 16,900 housing units, about 88 percent of them single-family detached houses, and about 84 percent of occupied homes are owner-occupied. The median home value is about $594,300 and the median year built is 1999. Only 132 homes date from before 1960, and about 48 percent were built in 2000 or later.
Real estate sites describe most Keller neighborhoods as having homeowner associations with deed restrictions, and name Hidden Lakes, Marshall Ridge, Highland Oaks and Sky Creek Ranch as planned communities. We could not confirm any of this from an official page, so check your association's rules on door style and color before you change a door. Larger homes often mean wide doors and three-car garages.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we pick new springs.

What Keller weather does to a garage door
Wikipedia gives Keller a humid subtropical climate with about 33.6 inches of precipitation a year and a record high of 112 degrees. For monthly figures we use Fort Worth Meacham airport as a regional guide: a July mean daily high of 95.7 degrees and a January mean low of 35.3. Long hot summers wear springs, cables and weatherstripping.
A Fox 4 News report on a hailstorm in northern Tarrant County said Keller took the brunt of it, with damage mostly to roofs and cars. The Mayfest hailstorm of May 5, 1995 dropped hail up to 4.5 inches across the Fort Worth area, according to Wikipedia. DFW Airport reached minus 2 degrees on February 16, 2021, and rolling blackouts hit much of Texas. Hail dents panels, and a power cut means you need to know where your manual release is.
Twice a year, wipe the tracks, put lubricant on the rollers and hinges, and test the safety reverse. After hail or a storm, check the panels and the track before you run the opener.
- Lubricate rollers and hinges twice a year
- Check panels after hail
- Know where the manual release is

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Keller is its own city. Building Services is at Town Hall, 1100 Bear Creek Parkway, phone 817-743-4110, and inspections are scheduled at 817-743-4120; see cityofkeller.com. The city's permit page covers fences, carports and accessory buildings and does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. We also could not confirm a city contractor registration. Call Building Services before the work.
State rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installing garage door or gate openers needs a Private Security license only if the opener is connected to an alarm system or monitors or logs who comes and goes.

Keller garage door repair: questions we hear
Is there garage door repair near me in Keller?
Yes. Emil Garage Doors repairs garage doors in Keller (ZIP 76248) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Keller?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Keller?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Keller?
Keller's main ZIP code is 76248. Parts of the city use 76244, shared with Fort Worth, and 76262, shared with Roanoke, Northlake and Trophy Club. Call us if you are not sure we reach your address.
Do you service garage doors in Keller neighborhoods with a homeowner association?
Yes. Real estate sites say most Keller neighborhoods have associations with deed restrictions. Check your association's rules on door style and color before you choose a new door, and tell us when you call so we can plan the visit.
Do you repair garage doors after hail in Keller?
Yes. Hail can dent steel panels and strong wind can bend tracks. We inspect the panels, track, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
