Watauga homes

A small city of single-family houses

According to the Census Bureau's 2024 five-year American Community Survey, Watauga has about 8,300 housing units, and about 95 percent of them are single-family detached houses. About 78 percent of occupied homes are owner-occupied and the median home was built in 1984. These are houses with garage doors and openers that are often 40 years old.

The Handbook of Texas gives the name's meaning as "village of many springs", from Cherokee settlements in Tennessee. The Texas and Pacific Railway came through in 1881 and Watauga had a station and post office by 1883. The population was 65 in the mid-1930s, grew with defense plants after World War II and reached 20,009 by 1990.

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Storms, heat and the occasional ice

What Watauga weather does to a garage door

DFW Airport's 1991-2020 normals on Wikipedia give a July mean daily high of 95.6 degrees and a January mean low of 36.1, with about 37 inches of precipitation a year and 1.6 inches of snow. Heat wears springs, cables and seals, and a cold morning stiffens the lubricant.

Wikipedia says the Fort Worth area is very susceptible to supercell thunderstorms with large hail and tornadoes. On March 2, 2023, a wind storm broke poles and damaged roofs in neighboring North Richland Hills, though Watauga was not named in that report. After the February 2021 rotating outages, it is worth knowing where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, check for bent track sections and dented panels before you run the opener.

  • Lubricate rollers and hinges twice a year
  • Check tracks and panels after hail or wind
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Watauga

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Watauga is its own city with its own permit office. The Permit Technician is in Public Works at 7800 Virgil Anthony Blvd., inside the Water Tower, phone 817-514-5806, open Monday to Friday from 7 a.m. to 4 p.m. and closed from 11 a.m. to noon. Permits can be applied for online at the city's permit portal. The city says contractors register through its Action Center and that contractors doing electrical, mechanical, structural or plumbing work should have a permit. Its permit list has no garage door item, so we could not confirm whether a garage door replacement needs a permit. Call the permit office before the work or visit cowtx.org.

Texas rules. We found no Texas statewide license for garage door contractors. The Texas Department of Public Safety says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can monitor or log who comes and goes.

FAQ

Watauga garage door repair: questions we hear

Is there garage door repair near me in Watauga?

Yes. Emil Garage Doors repairs garage doors in Watauga (ZIP 76148) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Watauga?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Watauga?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Watauga?

Watauga's main ZIP code is 76148, and the west side also falls in 76137. Both are shared with other cities, so call us if you are not sure we reach your address.

Do you serve Watauga homes on the west side of Denton Highway?

Yes. Most of the city lies east of US 377, but a portion extends west of it, and we serve both sides.

My garage door will not close all the way. What should I check?

Wipe the photo-eye lenses at the bottom of the track and check that nothing blocks the beam. If the door still reverses or stops, a sensor, a spring or a cable may be the cause. Call us and we will find it.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
