| Part of San Antonio | What is there | What we often see on garage doors |
|---|---|---|
| Downtown and the historic districts | King William, Monte Vista, Tobin Hill, Dignowity Hill and the Pearl area | Older homes where historic review may apply to a new door |

| South side and the missions | Mission San Jose, Mission Espada and Harlandale | Older homes with original springs and openers |
San Antonio has 65 standard ZIP codes: 78201 to 78245, 78247 to 78261, 78263, 78264, 78266, 78284 and 78285. Many also serve nearby separate cities.

A very large city with homes of every age
According to the Census Bureau's 2024 one-year American Community Survey, San Antonio has about 629,000 housing units. About 58 percent are single-family detached houses, about 30 percent are in buildings of five or more units, and about 52 percent of occupied homes are owner-occupied. The median year built is 1986, but the age varies a lot from one side of the city to the other, so we ask the year and the door size before we plan a visit.
The city is spread over hundreds of square miles and wraps around several separate small cities, including Alamo Heights, Olmos Park and Castle Hills, which have their own governments. It includes the historic districts around King William, Monte Vista, Tobin Hill and Dignowity Hill, and the Spanish missions of the San Antonio Missions National Historical Park, which were named UNESCO World Heritage sites in 2015, according to Wikipedia. Whatever the neighborhood, tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit.
We weigh and balance each door before choosing new springs, and we explain what we find before we start.

What San Antonio weather does to a garage door
The San Antonio airport has a July mean daily high of 94.9 degrees, a January mean low of 41.0 and about 32 inches of precipitation a year, according to Wikipedia's 1991-2020 normals. Long hot summers wear springs, cables and seals, and the opener's electronics.
San Antonio has had major hailstorms. The April 12, 2016 storm produced hail up to 4.5 inches and about $1.36 billion in damage in Bexar County, and the Insurance Council of Texas ranked it the costliest hailstorm in Texas history, according to Texas Public Radio. It was heaviest over the northwest and northeast sides. In the February 2021 winter storm the airport fell to 9 degrees and temperatures stayed at or below 33 degrees for 107.5 hours, according to KSAT. Wikipedia also calls the San Antonio and New Braunfels region among the most flood-prone in North America, which is hard on bottom panels and seals near creeks.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After hail, a freeze or a flood, check the panels, windows and bottom seal before you run the opener.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. San Antonio's Development Services Department is at the Cliff Morton Development and Business Services Center, 1901 S. Alamo St., phone 210-207-1111. The city's residential list of work that needs no permit names replacement of existing doors, but it does not mention garage doors, openers or electrical work, so we could not confirm whether a garage door or a new opener's wiring needs a permit. Call Development Services before the work or visit sa.gov. Neighborhood Conservation and Corridor districts can restrict design and materials even for listed items.
Historic districts. The Office of Historic Preservation reviews exterior changes on properties with a historic overlay, residential too, and says work on exterior doors needs its approval. Starting without a Certificate of Appropriateness can bring a stop-work order and a $500 post-work application fee. The city's page does not name garage doors, so confirm with the Office of Historic Preservation at 210-207-0035 before you change one. Alamo Heights and the other small cities inside and around San Antonio have their own permit offices.
Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page says installing garage door or gate openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

San Antonio garage door repair: questions we hear
Is there garage door repair near me in San Antonio?
Yes. Emil Garage Doors repairs garage doors in San Antonio (ZIP 78201) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in San Antonio?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in San Antonio?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in San Antonio?
San Antonio has 65 standard ZIP codes: 78201 through 78245, 78247 through 78261, 78263, 78264, 78266, 78284 and 78285. Many also serve neighboring cities such as Alamo Heights or Leon Valley, so call us if you are not sure we reach your address.
Do I need approval to replace a garage door in a San Antonio historic district?
Possibly. The city's Office of Historic Preservation reviews exterior changes in historic districts such as King William, Monte Vista, Tobin Hill and Dignowity Hill, and says work on exterior doors needs approval. Its page does not name garage doors, so call 210-207-0035 before you order a new door. Repairs to springs, cables and openers do not change how a door looks.
Do you repair garage doors after hail in San Antonio?
Yes. San Antonio has had major hailstorms, including the April 2016 storm, and hail can dent steel panels, break door windows and bend tracks. We inspect the panels, tracks, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
