What customers say
Real reviews from our Google listing, copied as the customers wrote them.
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

A university town with homes from the 1990s onward
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Cedar City has about 13,600 housing units and a median year built of 1999. About 51 percent are single-family detached houses, about 17 percent are attached one-unit homes, about 13 percent are in buildings of five or more units and about 57 percent of homes are owner-occupied. The 1990s and 2000s are the largest decades at roughly 21 and 22 percent, about 47 percent was built since 2000 and about 23 percent before 1980.
Wikipedia says Mormon pioneers settled Cedar City in 1851 to build an iron works, and that Southern Utah University and the Utah Shakespeare Festival are in the city. It also lists a Cedar City Historic District. We could not verify that district's rules, homeowner associations or building materials, so ask the city or your association before you change a door's style.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

What your garage door is telling you in Cedar City
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Cedar City weather does to a garage door
Wikipedia's NOAA 1991-2020 table for the Cedar City airport gives a January mean high of 42.8 degrees and low of 18.0, a July mean high of 91.0 and low of 57.1, about 11 inches of precipitation and about 48 inches of snow a year. A swing like that stiffens rubber seals and lubricant in winter and strains openers and weatherstripping in summer.
Water is the other test. On July 26, 2021, flash flooding caused extensive damage to public and private property in Cedar City, the mayor declared a state of emergency, and some areas had over 2 inches of rain in an hour, according to KSL. Floodwater and debris can foul tracks, rollers and the bottom seal.
Twice a year, wipe the tracks, lubricate the rollers and hinges and test the safety reverse. After a flash flood or a hard rain, clear debris from the tracks and look at the bottom seal.
- Check the bottom seal before winter
- Clear debris from tracks after a flash flood
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Cedar City
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Cedar City is its own city, so permits come from its Building Department at 10 N. Main Street, phone 435-865-4519, and are applied for through the CityInspect online portal. The city's permit FAQ lists work that generally needs a permit, such as new buildings, accessory structures over 200 square feet, solar panels and mechanical equipment upgrades, and points to sections R105.1 and R105.2 of the 2021 International Residential Code for exemptions. It does not mention garage doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the department before the work or visit cedarcityut.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Cedar City garage door repair: questions we hear
Is there garage door repair near me in Cedar City?
Yes. Emil Garage Doors repairs garage doors in Cedar City (ZIP 84720) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Cedar City?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Cedar City?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Cedar City?
Cedar City uses ZIP codes 84720 and 84721. Both also cover Enoch and nearby areas, so call us if you are not sure we reach your address.
Do you repair garage doors after a flash flood in Cedar City?
Yes. Floodwater and debris can foul the tracks, rollers and bottom seal. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Do I need a permit to replace a garage door in Cedar City?
We could not confirm that. The city's permit FAQ does not mention garage doors, so ask the Building Department at 435-865-4519 before a replacement.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
