A fast-growing desert city where most homes are newer
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), St. George has about 44,400 housing units and a median year built of 2002. About 66 percent are single-family detached houses, about 14 percent are in buildings of five or more units, about 12 percent are attached single-family homes and about 65 percent of homes are owner-occupied. Roughly 55 percent was built in 2000 or later and only about 9 percent before 1980, so most doors here are in their first or second set of springs and openers.
Wikipedia says the city was founded in 1861 as part of a cotton mission and calls many of its neighborhoods large housing developments created during rapid growth. It names Downtown, Snow Canyon, Red Cliffs, Sunbrook, Entrada and Stone Cliff, and the annexed areas Bloomington, Middleton and Price City. We could not verify homeowner associations, building materials or a historic district, so ask your neighbors or the city if you are not sure what applies to your street.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

What St. George weather does to a garage door
According to Wikipedia, which uses NOAA's 1991-2020 normals for St. George, July averages a high of about 102 degrees and a low of about 72, and on average 60 afternoons a year reach 100 degrees. January averages a high of 54 and a low of 28, and the city gets about 8.8 inches of precipitation a year and a normal seasonal snowfall of about 1.4 inches.
That heat and sun are the main test for a door. They bake rubber bottom seals and weatherstripping, dry out lubricant on rollers and hinges, and make springs, cables and openers work through big temperature swings. Wikipedia also says the monsoon brings localized, often intense thunderstorms from early July through mid-September, and a storm outage leaves the opener dead until you pull the manual release. We found no verified wind or hail figures for the city.
Once a season, wipe the tracks, lubricate the rollers and hinges with a garage-door lubricant, and test the safety reverse. Replace remote and keypad batteries before they fade in summer heat.
- Check seals and weatherstripping for sun damage
- Lubricate rollers and hinges each season
- Know where the manual release is for storm outages

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. St. George is its own city, so permits come from the Building Department, 61 S Main St, phone 435-627-4100, open Monday to Friday 8 a.m. to 5 p.m. through City Hall; permit requests go through the city's CityInspect portal. The city pages say designs must follow the adopted building codes but do not say which work needs a permit and do not mention garage doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the department before the work or visit sgcityutah.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

St. George garage door repair: questions we hear
Is there garage door repair near me in St. George?
Yes. Emil Garage Doors repairs garage doors in St. George (ZIP 84770) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in St. George?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in St. George?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in St. George?
St. George's main ZIP codes are 84770 and 84790, and Wikipedia also lists 84771 and 84791. Call us if you are not sure we reach your address.
Does summer heat in St. George damage a garage door?
Heat and sun age rubber seals, dry out lubricant and are hard on openers and remote batteries. Wikipedia says about 60 afternoons a year reach 100 degrees. Call us if a door sticks, sags or the opener stops, and we explain what we find and quote the price before we start.
Do you repair garage doors in Bloomington and downtown St. George?
Yes. Wikipedia names Downtown and Bloomington among the city's neighborhoods, and we serve the whole city. Tell us your cross street when you call so we plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
