Extreme heat and monsoon storms

What Washington City weather does to a garage door

Wikipedia has no climate table for Washington City, so for numbers we use nearby St. George: a July mean high of 101.9 degrees, a January mean low of 28.4, about 9 inches of precipitation a year and about 60 days a year above 100 degrees. Washington City is next to St. George. Heat like this strains openers, springs and weatherstripping, and sun fades and cracks rubber seals.

Storms are the other test. According to Fox 13, a July 2018 storm flooded homes and knocked out power in Washington City, and a 2014 flash flood damaged about a half dozen homes. Monsoon thunderstorms come from early July through mid-September, according to Wikipedia. Flood debris can foul tracks and rollers, and an outage leaves the opener dead until you pull the manual release.

Twice a year, wipe the tracks, lubricate the rollers and hinges and test the safety reverse. After a monsoon storm, clear sand and debris from the tracks and look at the bottom seal.

  • Clear sand and debris from tracks after a storm
  • Check the bottom seal for sun damage
  • Know where the manual release is for outages

Washington City homes

One of the newest housing stocks in the county

According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Washington City has about 13,750 housing units and a median year built of 2008. About 75 percent are single-family detached houses, about 5 percent are mobile homes and about 75 percent of homes are owner-occupied. Roughly 14 percent was built since 2020, 31 percent in the 2010s and 27 percent in the 2000s, and only about 9 percent before 1980, so the first generation of doors and openers is now reaching replacement age.

Wikipedia says a Latter-day Saint cotton mission of 28 families settled Washington in 1857, and that the former Washington School now houses the city's historical museum. It also lists the Washington Cotton Factory and the Robert D. Covington House. We could not verify homeowner associations, building materials or historic-district rules, so ask your association or the city if you are not sure what applies to your street.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Rules to know

Opener safety, permits and design rules in Washington

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Washington City is its own city, so permits come from the Washington City Building Department, 111 North 100 East, phone (435) 656-6326, open Monday to Thursday 7:30 a.m. to 5:30 p.m. and Friday 8 a.m. to noon. Permits and inspections run through the online City Inspect portal. The department page lists a Garage/Shop Permit but gives no detail, and it does not mention garage door replacement or openers. We could not confirm whether a garage door replacement needs a permit, so call the department before the work or visit washingtonutah.gov.

State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

FAQ

Washington garage door repair: questions we hear

Is there garage door repair near me in Washington?

Yes. Emil Garage Doors repairs garage doors in Washington (ZIP 84780) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Washington?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Washington?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Washington City?

Washington City uses ZIP code 84780. Call us if you are not sure we reach your address, for example near the line with St. George.

Is Washington City the same as St. George?

No. Washington City is its own city next to St. George, with its own building department. Call with your address and we confirm the visit window.

Do you repair garage doors after a monsoon storm in Washington City?

Yes. Flood debris can foul the tracks and rollers, and an outage leaves the opener dead until the manual release is pulled. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
