Owner-occupied family homes, from the 1960s to the 2010s
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Kaysville has about 9,300 housing units and a median year built of 1994. About 89 percent are single-family detached houses and about 89 percent of homes are owner-occupied. Roughly 30 percent of the housing was built before 1980 and about 38 percent in 2000 or later, so the city mixes 40-year-old doors with newer ones that are only now reaching their first spring replacement.
Latter-day Saint pioneers settled Kaysville in 1847, and it was incorporated in 1868 as Davis County's first city, according to Wikipedia. We could not confirm building materials, a historic district or which neighborhoods have homeowner associations. The city's permit page does remind owners that projects must meet any HOA rules, so check with your association before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.
- Original springs and openers on 1960s to 1980s homes
- First spring replacements on newer homes
- Wide doors on larger family homes

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Kaysville weather does to a garage door
Wikipedia has no climate table for Kaysville. For numbers, the next city south, Farmington, has 1981-2010 normals (Wikipedia, station not named): a January mean high of 38.1 degrees and low of 20.6, a July mean high of 92.5, about 22 inches of precipitation and about 49 inches of snow a year. Cold stiffens bottom seals and lubricant and puts a heavy load on springs and cables.
Wind has hit Davis County before. The National Weather Service logged a 99 mph gust in Farmington in the September 8, 2020 windstorm, according to KSL, and the Davis school districts closed; we found no Kaysville damage report. The December 1, 2011 Davis County windstorm left about 54,000 residences without power at its peak, according to Wikipedia. A wide double door acts like a sail in a strong gust.
Each fall, lubricate the rollers and hinges, wipe the tracks and test the safety reverse. If wind cuts your power, pull the red release cord and open the door by hand.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

Opener safety, permits and design rules in Kaysville
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Kaysville is its own city, so permits come from the Building Department, 23 E Center Street, phone 801-544-1363, open Monday to Thursday 8:30 a.m. to 5 p.m. and Friday 8:30 a.m. to 1 p.m. (kaysville.gov). The city's building permit page says permits are required for new construction, remodels and repairs, and it lists changes to door or window sizes among them, but it does not name garage doors or openers. We could not confirm whether a same-size garage door replacement needs a permit, so ask the department before the work, and tell them if the opening size changes.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Kaysville garage door repair: questions we hear
Is there garage door repair near me in Kaysville?
Yes. Emil Garage Doors repairs garage doors in Kaysville (ZIP 84037) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Kaysville?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Kaysville?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Kaysville?
Kaysville has one ZIP code, 84037, according to zip-codes.com. Call us if you are not sure we reach your address.
Do you repair garage doors on homes with a homeowner association in Kaysville?
Yes. Tell us when you call if your street has an association, and check its rules before you choose a new door style or color. We repair springs, cables, openers and panels and quote the price before we start.
Do you also serve Layton, Fruit Heights and Farmington?
Yes. Layton touches Kaysville to the north, Fruit Heights to the east and Farmington to the south. Call with your address and we confirm the visit window.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
