A fast-growing orchard town at the south end of Utah County
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Santaquin has about 4,700 housing units and a median year built of 2009. About 81 percent are single-family detached houses and about 90 percent of homes are owner-occupied. The 2010s are the largest decade at roughly 34 percent, about 70 percent of the housing was built in 2000 or later, and about 16 percent dates from before 1990, so the oldest doors and openers are 35 years old or more.
Wikipedia says Santaquin was settled in late 1851 and has been growing significantly since the early 2000s, with notable expansion in the Summit Ridge area and the neighborhood on the north end of town. Main Street, which carries U.S. Route 6, has a few stores and restaurants but no big-box stores, and Interstate 15 passes through with exits 242 and 244. We could not verify homeowner associations, building materials or a historic district, so ask your neighbors or the city if you are not sure what applies to your street.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.
- Original springs and openers on homes from the 1990s
- Newer doors on homes built since 2000
- Wide doors on newer family homes

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Santaquin weather does to a garage door
Wikipedia gives Santaquin a humid continental climate with large seasonal temperature differences, hot summers and sometimes severely cold winters, but it has no climate table for the city. For numbers, nearby Spanish Fork shows a January average high of 38 degrees and low of 22, a July average high of 93 and low of 61, about 20 inches of precipitation and about 66 inches of snow a year. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and summer heat is hard on openers and weatherstripping.
Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in the Salt Lake area and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name Santaquin, and we found no Santaquin gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.
Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.
- Check the bottom seal before it freezes
- Know where the manual release is for outages
- Look over tracks and panels after a windstorm

Opener safety, permits and design rules in Santaquin
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Santaquin is its own city, so permits come from Community Development at City Hall, 110 S. Center Street, phone 801-754-1011, and applications go through the city's online portal. The city's permit sheet says a permit is needed to construct, enlarge, alter, move, demolish or change a building, and to install or alter electrical, gas, mechanical or plumbing work. It does not mention garage doors, doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask Community Development before the work or visit santaquin.gov.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Santaquin garage door repair: questions we hear
Is there garage door repair near me in Santaquin?
Yes. Emil Garage Doors repairs garage doors in Santaquin (ZIP 84655) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Santaquin?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Santaquin?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Santaquin?
Santaquin uses ZIP code 84655. Call us if you are not sure we reach your address.
Do you serve the part of Santaquin in Juab County?
Yes. Wikipedia says Santaquin lies mostly in Utah County and a small portion extends south into Juab County. Give us your street address when you call and we confirm the visit window.
Do you repair garage doors after a windstorm in Santaquin?
Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
