A farm town that grew with the south end of the valley
According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Payson has about 7,100 housing units and a median year built of 1997. About 78 percent are single-family detached houses, about 82 percent of occupied homes are owner-occupied and about 4 percent are mobile homes. The 2000s account for about 25 percent of the housing and the 2010s for another 15 percent, so about 46 percent was built in 2000 or later. About a third was built before 1980, and about 10 percent in 1939 or earlier.
Wikipedia says Payson was settled on October 20, 1850 on Peteetneet Creek, named Payson in 1851 and incorporated as a city in 1853, and that the population doubled between 1990 and 2010. It also says Historical Society markers note houses and sites over 100 years old, so some doors near Main Street may be very old. We could not verify any historic-district rules or homeowner associations, so ask the city or your neighbors before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What Payson weather does to a garage door
We found no Payson weather table, so these figures are for Spanish Fork, about six miles to the northeast. According to Wikipedia's table of 1991-2020 normals from the Spanish Fork Power House station, January averages a high of 38 degrees and a low of 22, July a high of 93 and a low of 61, with about 20 inches of precipitation and 66 inches of snow a year. Cold stiffens seals and lubricant and loads springs and cables, and July heat is hard on openers and weatherstripping.
On September 8, 2020 a hurricane-force windstorm crossed Utah, with gusts over 100 mph and nearly 200,000 homes and businesses losing power statewide, according to Wikipedia. We found no Payson gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.
Twice a year, wipe the tracks, lubricate the rollers and hinges and test the safety reverse. After heavy snow, clear the bottom of the door before you run the opener.
- Clear snow from the bottom of the door
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Payson
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Payson is its own city, so its rules come from Payson City. Development Services is at 439 W Utah Avenue, and the city's documents list 801-465-5204 for the office (the city's main line is (801) 465-5217). The city's building permit application says construction of any new structure needs a building permit and lists permit types such as remodel and reroof, but it does not mention garage door replacement or openers. We could not confirm whether a garage door replacement needs a permit, so ask Development Services before the work or visit paysonutah.org.
State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

Payson garage door repair: questions we hear
Is there garage door repair near me in Payson?
Yes. Emil Garage Doors repairs garage doors in Payson (ZIP 84651) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Payson?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Payson?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Payson?
Payson's ZIP code is 84651. Call us if you are not sure we reach your address.
Do you repair garage doors on older homes near Main Street?
Yes. Older doors often have original springs, worn rollers and an opener of the same age. We inspect the springs, cables, tracks and opener, explain what we find and quote the price before we start.
What does snow do to a garage door in Payson?
Snow and ice stiffen the bottom seal and the lubricant on rollers and hinges, and a door that freezes to the ground can strain the opener or a cable. Clear the bottom of the door, and if it drags or shudders, call us before a part gives out.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
