Newer subdivisions around a small waterfront downtown

According to the Census Bureau's 2024 five-year American Community Survey, Port Orchard has about 7,560 housing units. About 67 percent are single-family detached houses and about 62 percent of occupied homes are owner-occupied. The median year built is 1999, so garage doors and openers from the late 1990s are now at an age where springs and logic boards fail.

Port Orchard is the Kitsap County seat. Bay Street (State Route 166) runs through downtown on Sinclair Inlet, and Kitsap Transit foot ferries cross to Bremerton in about 10 minutes, according to Wikipedia. Its ZIP code 98366 also covers East Port Orchard, Parkwood and other places outside the city limits, so tell us your street when you call.

Tell us whether the door is a single, a double or a pair, and what it does when you press the button. We weigh and balance each door before choosing new springs.

Damp winters and a rare tornado

What Port Orchard weather does to a garage door

We could not find a Port Orchard weather-station table. Bremerton, across Sinclair Inlet, averages about 57 inches of precipitation a year and a January mean high near 47 degrees, according to Wikipedia's 1991-2020 table. Damp rusts springs, cables, hinges and track screws.

On December 18, 2018, an EF2 tornado with winds of 120 to 130 mph struck Port Orchard and damaged up to about 450 homes and businesses, according to Wikipedia; the National Weather Service called it the strongest tornado in Washington since 1986. Wind that strong can push a door out of its track, so after any storm look at the track before you run the opener. Puget Sound Energy also reported about 22,000 customers in Kitsap County and on Vashon Island affected by the November 2024 bomb cyclone.

Twice a year, wipe the tracks, lubricate the rollers and hinges and test the safety reverse. Know where the manual release is for the next power outage.

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Port Orchard

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Port Orchard is its own city, so its rules come from the City of Port Orchard. The Permit Center's mailing address is 216 Prospect Street; the city's residential permit page gives phone 360-876-4407, and one city form lists the office at 720 Prospect Street and phone 360-874-5533, so confirm the number. The page lists remodels, additions, decks, garages and fences and links a separate residential application for siding, windows and doors, but it does not mention garage doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the Permit Center at portorchardwa.gov. A city form also says hired contractors need a Port Orchard business license in addition to the state registration.

State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists bond minimums of $30,000 for general contractors and $15,000 for specialty contractors (it notes an increase from July 1, 2024), general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. We did not verify whether wiring an opener needs a separate electrical permit.

FAQ

Port Orchard garage door repair: questions we hear

Is there garage door repair near me in Port Orchard?

Yes. Emil Garage Doors repairs garage doors in Port Orchard (ZIP 98366) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Port Orchard?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Port Orchard?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Port Orchard?

Port Orchard's ZIP codes are 98366 and 98367. 98366 also covers East Port Orchard, Parkwood and other places outside the city limits. Call us if you are not sure we reach your address.

Do you repair garage doors after a windstorm in Port Orchard?

Yes. Strong wind can bend a track or push a door out of its frame. A 2018 tornado showed what the area can see. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Do you also serve East Port Orchard and Parkwood?

Yes. These neighborhoods are outside the city limits but share the 98366 ZIP. Tell us your street when you call and we book the soonest visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
