Snow, freezing cold and big winds

What Spokane Valley weather does to a garage door

Wikipedia gives Spokane Valley about 16 inches of precipitation a year, a January average near 28 degrees and a July average near 73, with Felts Field records from minus 10 to 113 degrees. For snow, Wikipedia's table for Spokane International Airport, nearby, shows about 45 inches a year. Cold stiffens lubricant and weatherstripping, and summer heat wears seals.

National Weather Service Spokane records about 238,000 customers without power across the region in the November 17, 2015 windstorm, with a 71 mph gust at Geiger. Long outages are the reason to know where your manual release is. Wikipedia also says wildfire smoke can blanket the region in haze, which is worth remembering before you open a door during bad air.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After heavy snow or wind, check the tracks and bottom seal before you run the opener.

Postwar subdivisions, former towns and newer streets

According to the Census Bureau's 2024 five-year American Community Survey, Spokane Valley has about 45,500 housing units. About 60 percent are single-family detached houses, about 4 percent are mobile homes and about 58 percent of occupied homes are owner-occupied. The median year built is 1979, so many original doors and openers are now 45 years old or more.

Wikipedia notes that Dishman, Opportunity, Trentwood, Veradale, part of Greenacres and East Spokane are now inside the city, which incorporated in 2003. Streets in each of those places were built in different decades, so door sizes and ages vary from block to block. We could not verify homeowner association rules.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on homes from the late 1970s
  • Mixed door ages across former towns like Opportunity and Veradale
  • Single and double doors on older subdivision homes

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Rules to know

Opener safety, permits and design rules in Spokane Valley

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Spokane Valley is its own city. The Permit Center is at 10210 E Sprague Avenue, phone 509-720-5240, email permitcenter@spokanevalleywa.gov. The city's page lists the residential projects that need a permit, including new garages, additions, decks, fences and interior remodels. It names no exemptions and does not mention doors, garage doors, openers or electrical work, so we could not confirm whether a garage door replacement needs a permit; ask the Permit Center at spokanevalleywa.gov before the work.

State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists bond minimums of $30,000 for general contractors and $15,000 for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire.

FAQ

Spokane Valley garage door repair: questions we hear

Is there garage door repair near me in Spokane Valley?

Yes. Emil Garage Doors repairs garage doors in Spokane Valley (ZIP 99206) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Spokane Valley?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Spokane Valley?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Spokane Valley?

Wikipedia lists 99206, 99212, 99216, 99016 and 99037 among the city's ZIP codes, and some are shared with places outside the city. Call us if you are not sure we reach your address.

Do you service garage doors in Veradale and Opportunity?

Yes. Veradale, Opportunity, Trentwood and Dishman are now part of Spokane Valley. Tell us the cross street when you call.

What should I do with my garage door after a windstorm in Spokane Valley?

Look at the tracks, panels and springs before you run the opener, and use the manual release if the power is out. If the door is crooked or off its track, stop and call us.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
