Homes from the late 1970s in the Apple Capital
According to the Census Bureau's American Community Survey (2024, five-year estimates), Wenatchee has about 14,700 housing units. About 58 percent are single-family detached houses and about 54 percent of occupied homes are owner-occupied. The median year built is 1977, and about 6 percent of homes are mobile homes, so door sizes and ages vary a lot from street to street.
The city calls itself the Apple Capital of the World, and the Great Northern Railway line reached the area in 1893, according to Wikipedia. Rock Island Dam, finished in 1936, protects the city from summer flooding. East Wenatchee, across the Columbia River, is in Douglas County, so tell us which side of the river you are on when you call.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Wenatchee weather does to a garage door
Wikipedia's 1991-2020 normals describe a semi-arid climate with a July high near 89 degrees, a January low near 26, about 9 inches of precipitation and about 16.5 inches of snow a year. The record high is 113 degrees and the record low is minus 19. Heat and smoke dry out rubber seals and lubricant, and cold snaps stiffen them.
The Sleepy Hollow Fire started on June 28, 2015, grew to about 3,000 acres and destroyed roughly two dozen homes, and officials said wind carried the embers, according to news reports. A fire or a wind storm can also cut power, so know where your manual release is, and ask us to check a door that smoke or heat has left sticky.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a smoky or windy spell, wipe grit from the tracks before you run the opener.
- Check seals after hot, smoky weather
- Wipe grit from the tracks

I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Wenatchee is its own city, so its rules come from the City of Wenatchee. A city listing gives the Building Division at City Hall, 301 Yakima Street, with building permits at (509) 888-3244; another city contact page gives a different street address, so call first. The city's building FAQ says a permit is required for work that is built, altered, repaired, moved or removed and that some work is exempt, but we could not read the exempt list or confirm whether a garage door replacement needs a permit. Ask the city before the work at wenatcheewa.gov.
Washington rules. Washington requires construction contractors to register with the Department of Labor and Industries (RCW 18.27), and the department's Verify a Contractor lookup shows a business's registration, bond and insurance. State law (RCW 19.28.041) also requires an electrical contractor license to install or maintain electrical wiring or equipment, so ask the state about wiring before an opener is hardwired.

Wenatchee garage door repair: questions we hear
Is there garage door repair near me in Wenatchee?
Yes. Emil Garage Doors repairs garage doors in Wenatchee (ZIP 98801) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Wenatchee?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Wenatchee?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Wenatchee?
Wenatchee's street ZIP code is 98801. The ZIP code 98807 is for PO boxes only, and 98802 belongs to East Wenatchee. Call us if you are not sure we reach your address.
Do you service East Wenatchee as well?
Yes. East Wenatchee is across the Columbia River in Douglas County and has its own city government, so permit questions go to that city. Tell us your street and we book the soonest visit.
What does wildfire smoke and heat do to a garage door in Wenatchee?
Heat and smoke dry out rubber seals and lubricant, and grit can collect in the tracks. We clean and lubricate the moving parts, check the seals and test the safety reverse so the door runs smoothly.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
