Sunnyside homes

Houses and manufactured homes, with a median build year of 1976

According to the Census Bureau's 2020-2024 American Community Survey, Sunnyside has about 4,600 housing units and a median year built of 1976. About 51 percent are detached houses and about 16 percent are mobile homes, and about 55 percent of occupied homes are owner-occupied. A median build year of 1976 means many original doors, springs and openers are close to 50 years old, and manufactured homes often carry a single door of a different size.

Wikipedia says Walter Granger founded the modern settlement in 1893, that residents voted to incorporate on September 16, 1902, and that the downtown holds the Sunnyside Historical Museum. It names no neighborhoods, and we could not verify building materials or named HOA communities, so tell us what your door and siding look like when you call.

Give us your address, the number of doors and what yours does when you press the button, and we book the soonest visit. We weigh and balance each door before choosing new springs.

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What Sunnyside weather does to a garage door

Wikipedia classes Sunnyside as a cold desert climate and, using 1991-2020 normals from a local weather station, gives a July mean high of 88.2 degrees, a January mean high of 37.6 and low of 23.0, and about 7.65 inches of precipitation a year. Records run from 112 degrees to minus 26. Summer heat and dust wear on opener motors, rollers and bottom seals, and January cold stiffens grease on springs and tracks.

Wikipedia's monthly snowfall figures add up to roughly 17.6 inches a year, so a snowy week is possible. We could not verify specific windstorm or outage dates for Sunnyside, but when the power is out, the red manual-release cord is how you open the door by hand.

Twice a year, wipe dust from the tracks, lubricate the rollers and hinges, and test the safety reverse. In winter, clear any ice from the bottom seal before you run the opener.

Rules to know

Opener safety, permits and design rules in Sunnyside

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Sunnyside is its own city. City Hall is at 818 E. Edison Ave., and the city's FAQ page gives the main number as 509-836-6305; a third-party permit guide lists the Building Division at (509) 837-5206, so the numbers differ and you should confirm the current line. The FAQ page we read covers fences and rebuilding but says nothing about garage doors or door replacement. We could not confirm a garage-door-specific rule; ask the Building Division at sunnyside-wa.gov before a replacement. We also could not verify local wind-load, historic-district or HOA rules.

State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. Electrical work has extra licensing beyond registration.

FAQ

Sunnyside garage door repair: questions we hear

Is there garage door repair near me in Sunnyside?

Yes. Emil Garage Doors repairs garage doors in Sunnyside (ZIP 98944) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Sunnyside?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Sunnyside?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Sunnyside?

Sunnyside has one ZIP code, 98944. Call us if you are not sure we reach your address.

Do I need a permit to replace a garage door in Sunnyside?

We could not confirm a garage-door-specific rule. The city's FAQ page we read does not mention garage doors, so ask the Building Division at City Hall, 818 E. Edison Ave., before a replacement.

Do you repair garage doors on manufactured homes in Sunnyside?

Yes. About 16 percent of Sunnyside's housing units are mobile homes, and these often have a single door of a different size. Tell us the width and height or the brand on the label and we plan the visit around it.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
