West Richland homes

Mostly detached houses built around 2001, and mostly owner-occupied

According to the Census Bureau's 2020-2024 American Community Survey, West Richland has about 6,200 housing units and a median year built of 2001. About 79 percent are detached houses and about 11 percent are mobile homes, and about 83 percent of occupied homes are owner-occupied. The 2020 census counted 5,773 units, and Wikipedia says the city annexed the 7,600-acre Lewis and Clark Ranch in 1981. Many doors and openers are now 20 years old or more.

Wikipedia says the city was formed in 1955 when Heminger City and Enterprise were combined, and it lists Tri-City Raceway, a half-mile oval opened in 1968, and the City Hall complex on Belmont Boulevard. It also says plans were released in 2025 for a planned community of up to 34,000 homes, which is a plan, not a place we serve yet. We could not verify building materials or named HOA communities, so tell us what your door and siding look like when you call.

Give us your address, the number of doors and what yours does when you press the button, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Springs and openers on doors from the 2000s
  • Wide two-car and three-car doors that need a balance check
  • Sensors and seals worn by dust and heat

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What West Richland weather does to a garage door

Wikipedia, citing Weatherbase, calls West Richland semi-arid, with a July mean high near 86 degrees, a January mean high near 39 and low near 26, and about 8.9 inches of precipitation a year. Summer heat and dust wear on opener motors, rollers and bottom seals, and January cold stiffens grease on springs and tracks.

Wind is a regular Tri-Cities event. A Tri-City Herald report we reached through search, with the year not shown, said a Friday-night storm with gusts near 70 miles per hour cut power to parts of three West Richland substations. When the power fails, the red manual-release cord is how you open the door by hand.

Twice a year, wipe dust from the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, check the track brackets before you run the opener.

Rules to know

Opener safety, permits and design rules in West Richland

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. West Richland is its own city. The Building Department is at 3100 Belmont Blvd, phone 509-967-5902, according to a third-party permit directory. The directory says a valid West Richland business license and a Washington L&I contractor registration are required, and its list of permit-exempt work, which covers sheds up to 200 square feet, fences up to 7 feet and low decks, does not mention garage doors. We could not confirm a garage-door-specific rule; ask the Building Department at westrichland.org before a replacement. We also could not verify local wind-load or HOA rules.

State rules. Washington requires construction contractors, general or specialty, to register with the Washington Department of Labor & Industries. L&I's contractor page lists a $30,000 bond for general contractors and a $15,000 bond for specialty contractors, general liability insurance and a Verify a Contractor lookup at lni.wa.gov; use it for any contractor before you hire. Electrical work has extra licensing beyond registration.

FAQ

West Richland garage door repair: questions we hear

Is there garage door repair near me in West Richland?

Yes. Emil Garage Doors repairs garage doors in West Richland (ZIP 99353) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in West Richland?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in West Richland?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in West Richland?

West Richland's street ZIP code is 99353. According to zip-codes.com the name West Richland is also an alias for ZIP 99352, which is shared with Richland addresses. Call us if you are not sure we reach your address.

Do I need a permit to replace a garage door in West Richland?

We could not confirm a garage-door-specific rule. A third-party directory lists the Building Department at 509-967-5902 and does not name garage doors among its permit-exempt work, so ask the city before a replacement.

What should I do if the power is out and my garage door is stuck?

Pull the red manual-release cord to disconnect the opener, then lift the door by hand if it moves freely. If it feels heavy or will not move, a spring or cable may have failed, so stop and call us.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
