Early-1970s houses in a valley of orchards and hops

According to the Census Bureau's 2024 one-year American Community Survey, Yakima has about 39,500 housing units. About 57 percent are single-family detached houses and about half of occupied homes are owner-occupied. The median year built is 1972, so many doors have been through a second set of springs or are due for one.

Yakima started as North Yakima in 1886 after the Northern Pacific Railroad bypassed the old town and more than 100 buildings were moved to the new depot site, according to Wikipedia. The city took its present name in 1918. The valley around it grows fruit and most of the hops produced in the United States, so many neighbors work outdoors on early mornings and need the door to work.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original openers and tracks on 1970s homes
  • Wide doors on newer west-side homes
  • Springs that are worn after two decades of use

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
★★★★★
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Yakima weather does to a garage door

Yakima has a cold semi-arid climate. Wikipedia's 1991-2020 airport normals give a July high near 90 degrees and a January low near 24, with only about 8 inches of precipitation a year and about 40 afternoons at 90 degrees or higher. The record high is 113 degrees, set on June 29, 2021. Sun and dry heat dry out weatherstripping and lubricant, and swings from cold mornings to hot afternoons work springs and cables hard.

Winters bring about 20 inches of snow a year, and the average first freeze is September 30. Ice can bind the bottom seal to the floor, and a door forced open can tear the seal or strain the opener. The city and the Yakima Herald have posted wind advisories and reported outages and downed trees, according to news results, so know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a freeze, free the bottom seal gently before you run the opener.

  • Check weatherstripping after hot summers
  • Free the bottom seal before running the opener in a freeze
  • Know where the manual release is

Rules to know

Opener safety, permits and design rules in Yakima

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Yakima is its own city, so its rules come from the City of Yakima. The Codes Division is at 129 N. 2nd Street, 2nd Floor, phone (509) 575-6126, open 9 am to 4 pm Monday to Friday except Wednesday, which is by appointment only. The city's contact page does not say when a permit is needed and does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the Codes Division before the work at yakimawa.gov.

Washington rules. Washington requires construction contractors to register with the Department of Labor and Industries (RCW 18.27), and the department's Verify a Contractor lookup shows a business's registration, bond and insurance. State law (RCW 19.28.041) also requires an electrical contractor license to install or maintain electrical wiring or equipment, so ask the state about wiring before an opener is hardwired.

FAQ

Yakima garage door repair: questions we hear

Is there garage door repair near me in Yakima?

Yes. Emil Garage Doors repairs garage doors in Yakima (ZIP 98901) and the neighborhoods next door. Call (206) 970-4958, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Yakima?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Yakima?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Yakima?

Yakima's street ZIP codes are 98901, 98902, 98903 and 98908, and they also cover some areas outside the city, such as parts of Union Gap. The ZIP codes 98904, 98907 and 98909 are PO boxes only. Call us if you are not sure we reach your address.

Do you service garage doors in Union Gap, Selah and Terrace Heights?

Yes. Union Gap and Selah border Yakima, and Terrace Heights is an unincorporated area on the east side. Tell us your street and we book the soonest visit.

What does cold weather do to a garage door in Yakima?

Cold stiffens lubricant and rubber seals, and ice can bind the bottom seal to the floor. Free the seal gently before you run the opener, and call us if the door strains, jerks or stops.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
