Ranch homes, rentals and a railroad town's older streets
According to the Census Bureau's 2020-2024 estimates, the median home in Barstow was built in 1970, so the typical house is about 55 years old. About 44 percent of occupied homes are owner-occupied and about 56 percent are rented. Roughly 62 percent of homes are detached single-family houses, and about 8 percent are mobile homes. A door on a 1970s house has often seen its first set of springs, rollers and opener wear out, and a rental may need the owner's approval before the work.
Barstow was incorporated in 1947 and is named for William Barstow Strong, president of the Santa Fe Railway, according to Wikipedia. The railroad and Route 66 shaped the town, and Main Street still carries the Route 66 name. A third-party real-estate data site (neighborhoodscout.com) describes about 47 percent of the housing as built in the 1940s through 1960s, with stucco ranch-style homes common, so we see many small, older garages. We found no named homeowners association or gated community in the city.
Tell us your cross street, whether the door is a single or a double, and what it does when you press the button, and we book the soonest visit. We weigh and balance each door before we choose springs, and we add a battery backup when an older opener is replaced.

What Barstow conditions do to a garage door
Wikipedia describes Barstow's climate as arid, with summer highs typically over 100 degrees and an average of 133 days a year at 90 degrees or higher. The record high is 120 degrees, set on July 23, 1996. Annual precipitation averages 4.96 inches, about 80 percent of it from November through April. A weather-alert site listed an extreme heat warning for the Mojave Desert on August 2, 2026 with highs forecast at 110 to 120 degrees, and we did not read the National Weather Service text itself. Long hot seasons dry out rubber seals and lubricant, and a hot garage is hard on an opener motor.
The National Weather Service has issued high wind warnings for the western Mojave Desert, including Barstow and Daggett, that called for west winds of 30 to 40 mph with gusts to 60 mph, according to the January 2019 warning text. According to a local news report, an April 2022 warning for the Barstow area called for winds of 40 to 50 mph with gusts above 60. We did not verify seasonal wind averages. A weak or damaged door can flex in strong wind, so call us if panels look bent or the door sticks. On August 8, 2022 a monsoon storm sent flood alerts to Barstow phones, and more than 2,200 Southern California Edison customers in Barstow, Daggett and Newberry Springs lost power the next morning, according to a newspaper report. When the power is out, use the manual release, and do not lift a door with a broken spring by hand.
Before summer, wipe the tracks, oil the rollers and hinges, check the bottom seal for cracks and press the test button on the battery backup. Clear sand from the tracks after a windy spell.
- Check seals and rollers before summer
- Clear sand and grit from the tracks

Real reviews from our Google listing, copied as the customers wrote them.
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Barstow is its own city, so its rules come from the City of Barstow. The Building & Safety Division, part of the Community Development Department, is at 220 E. Mountain View St., Suite A. A third-party permit directory lists (760) 255-5161 and building@barstowca.org, and another site lists (760) 255-5179, so confirm the number before you call. The city's website did not open for us, so we could not read the permit rules. We could not confirm whether a garage door or opener replacement needs a permit, so ask Building & Safety before the work at barstowca.org.
Historic and hazard areas. The Casa del Desierto is on the National Register of Historic Places and is California Historical Landmark No. 892, but we found no historic district overlay for homes. We also found no Barstow-specific fire hazard zone information, so we could not verify whether your street has special rules. If your home is old or near a landmark, ask the city first.

Barstow garage door repair: questions we hear
Is there garage door repair near me in Barstow?
Yes. Emil Garage Doors repairs garage doors in Barstow (ZIP 92311) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Barstow?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Barstow?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Barstow?
Barstow homes use ZIP code 92311. ZIP code 92312 is for PO boxes only, and ZIP code 92310 belongs to Fort Irwin, which is a separate place from the city. Call us with your street and we confirm we reach it.
Does a garage door replacement in Barstow need a permit?
We could not confirm a garage-door-specific permit rule for Barstow. Call the Barstow Building & Safety Division to ask whether your door or opener work needs a permit, and confirm the phone number with the city first, because two numbers appear online.
What should I do with my garage door when a high wind warning is issued in Barstow?
Close the door and keep your car and tools away from it. If the door shakes, sticks or looks bent after a windy day, stop using it and call us, because a damaged track or spring is dangerous to lift by hand. The National Weather Service has called for gusts up to 60 mph in the western Mojave Desert, including Barstow.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Barstow?
Yes. See gate repair and electric gate repair.
