A Victorian downtown and hillside tracts from the late 1960s
According to the Census Bureau's 2020-2024 estimates, the median home in Benicia was built in 1981. About 70 percent of occupied homes are owner-occupied, and about 63 percent of all homes are detached houses. Wikipedia says suburban hillside development began in the late 1960s. Hillside tract garages usually have attached two-car sectional doors, and about 5 percent of the city's homes are mobile homes, so door sizes vary more here than in many cities.
Benicia was founded in 1847, was incorporated in March 1850 and served as the state capital from February 1853 to February 1854, per Wikipedia. Around 700 properties fall inside the Downtown Historic District boundary, about 300 of them designated structures from 1847 to 1940, according to city project files. Older garages near First Street may be detached or carriage-style, and a door there needs a closer look at the frame and tracks before we quote. We could not verify any homeowners associations.
Tell us the cross street and whether your home is in the hills or downtown, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What Benicia conditions do to a garage door
Wikipedia's Benicia article has no climate table, and weaker sources disagree, so we give ranges, not exact normals. Third-party sites put summer afternoons in the high 70s to low 80s with an occasional day above 100, and a local rainfall station citing NOAA normals gives about 19.65 inches a year. Benicia sits on the Carquinez Strait, and a Pittsburg city planning document says summer northwest winds are channeled through gaps such as the strait. A single National Weather Service forecast text for the area describes afternoon winds of 15 to 20 mph with gusts near 28 mph, but we did not find Benicia wind averages.
The Concord-Green Valley fault system ends near the Carquinez Strait, per Wikipedia's Concord fault page, which does not name Benicia, so we make no claim about a fault in the city. On May 5, 2017, a power outage at the Valero refinery sent process gases to the flares, police issued a shelter-in-place order for some residents and two elementary schools, and an industrial park was evacuated, according to KTVU. We mention it only as local context. We did not find a verified Benicia fire hazard zone or outage history.
Twice a year, wipe the tracks, oil the rollers and hinges, and test the battery backup. Look over springs and brackets for rust, and keep the manual release handy.
- Test the battery backup twice a year
- Oil rollers and hinges before summer
- Know where the manual release is

Battery backup, permits and design rules in Benicia
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Benicia is its own city, so its rules come from the City of Benicia, not Solano County. Building Safety is at City Hall, 250 East L Street, and search-result text of the city's pages lists (707) 746-4230, buildingsafety@ci.benicia.ca.us, and appointments from 9:00 a.m. to 3:30 p.m. with no walk-ins. The city site did not fully open for us, so confirm the number and hours at ci.benicia.ca.us. The city has a "Do I need a building permit?" page that we could not read, so we could not confirm whether a garage door or opener replacement needs a permit. Ask Building Safety before the work.
Downtown Historic District. Exterior alterations in the Downtown Historic District, other than maintenance and repair, go through design review against the district's guidelines (adopted in 1990), heard by the Historic Preservation Review Commission, per city project files and Chapter 17.108 of the zoning code. Exterior changes to a non-historic home in the district's eastern residential area are exempt. We could not confirm whether a plain garage door swap triggers review, so if your home is in the district, ask the city before you change a street-facing door.

Benicia garage door repair: questions we hear
Is there garage door repair near me in Benicia?
Yes. Emil Garage Doors repairs garage doors in Benicia (ZIP 94510) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Benicia?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Benicia?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Benicia?
Benicia homes use ZIP code 94510, the city's only ZIP code, according to zip-codes.com. We also serve nearby Vallejo, Martinez and Hercules, so call us with your street if you are not sure we reach it.
Do I need design review to replace a garage door in Benicia's historic district?
We could not confirm this. Downtown Historic District exterior alterations other than maintenance and repair go through design review, and we could not verify whether a garage door swap counts. If your home is in the district, ask Benicia Building Safety or Planning before you order a new door.
Does a garage door replacement in Benicia need a permit?
We could not confirm a garage-door-specific permit rule for Benicia, because we found no city page on garage doors. Call Benicia Building Safety at (707) 746-4230 to ask whether your door or opener work needs one, and confirm the number and hours first.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Benicia?
Yes. See gate repair and electric gate repair.
