Goleta homes

A mix of houses, townhomes and apartment buildings

Goleta is a coastal-plain city between the Santa Ynez Mountains and the Pacific, about 8 miles west of Santa Barbara. According to the Census Bureau's 2024 five-year American Community Survey estimates, the median home was built in 1973. About 44 percent of housing units are single-family detached houses and about 10 percent are attached homes, and a large share of the rest sit in buildings of five or more units.

The same survey puts owner-occupancy at about 51 percent. Townhome and apartment entries often share a gate, so one repair can involve several households or a property manager. We could not confirm any official list of gated or HOA communities in Goleta, so check with your association first.

Whether it is a keypad at a townhome entry or a sliding gate on a single-family lot, we check the gate, its hardware and the track first, then test the operator, the sensors and the remote.

  • Shared entries at townhomes and apartment buildings
  • Single-family driveways with sliding and swing gates
  • Aging operators, sensors, keypads and remotes

Sundowner winds, fire season and power shutoffs

What Goleta's conditions do to a gate

Goleta has mild summers. Wikipedia's climate table, based on Santa Barbara Municipal Airport normals, lists average highs of about 70 to 75 degrees from June to September and about 17 inches of rain a year, mostly in winter. Heat is gentle on batteries compared with the desert, but winter rain and coastal damp can reach keypads and control boxes.

Wikipedia notes sundowner winds in Goleta and Santa Barbara, and describes them as dry downslope winds that can push temperatures into the high 90s with single-digit humidity. The Cave Fire of November 2019 forced evacuations north of Cathedral Oaks Road, and news coverage has said Southern California Edison considered power shutoffs for Goleta Valley neighborhoods in wind events, though we could not confirm dates. A gate with a weak backup battery can be stuck shut or open when the power goes.

Before fall, test the backup battery, learn where the manual release is and keep dust and spider webs off the sensor lenses.

  • Test the backup battery before fall wind season
  • Know where the manual release is
  • Keep sensor lenses and tracks clean

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina Β· Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Services in this city

Before we arrive

What to do while your gate waits for repair

An automatic gate can hurt someone, so until we arrive keep people, pets and vehicles clear of a gate that is leaning, dragging or not closing.

If the gate is stuck open or shut and you must move it, use the manual release the way the maker's instructions say, and never force a gate against its operator.

  • Keep people, pets and vehicles away from the gate path
  • Do not bypass or unplug the safety sensors
  • Photograph the gate and the operator label, and note any blinking codes
Rules to know

Permits, HOAs and emergency access in Goleta

City permits. The City of Goleta handles building permits through its Building and Safety Division at 130 Cremona Drive, (805) 961-7552, with information on cityofgoleta.org. The city page we saw says the counter is open to the public on Monday and Wednesday mornings and otherwise by appointment. We could not confirm whether a gate, a gate operator or its wiring needs a permit, so call the division before a new gate or new electrical work.

Coastal zone and fire zones. Goleta has a Coastal Zone, and its zoning code says an improvement to a single-unit home can still need a coastal development permit in some cases, so ask the city if your home is in that zone. The council adopted state fire hazard severity zone maps in 2025, with the higher zones mainly along the northern edge, around the Sandpiper Golf Club and the Ellwood Bluffs.

Emergency access. Fire and police need a way in. Before you install or change a locked entry, ask the local fire department about key switches and Knox boxes.

HOA review. Many associations review exterior changes such as gates. Check yours before you change a gate's design or color.

UL 325. This safety standard covers automatic gate operators and calls for entrapment protection such as photo eyes or safety edges. We test them before we leave.

FAQ

Goleta gate repair: questions we hear

Is there gate repair near me in Goleta?

Yes. Emil Garage Doors repairs swing and sliding driveway gates in Goleta (ZIP 93117) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.

Is there electric gate repair near me in Goleta?

Yes. Electric gate repair near me in Goleta means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.

What is the difference between gate repair and electric gate repair in Goleta?

Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.

Why does my electric gate hum but not open?

The gate is probably binding, or a gear, arm or capacitor has failed. Do not keep running it, because that can burn out the motor. Call us and we free the gate and test the operator.

How much does gate repair cost in Goleta?

It depends on the gate type and the failed part. A remote, battery or sensor costs far less than a control board, an operator or a rebuilt post. We find the fault first, quote the price and start work only after you agree.

My gate does not work during a power outage. What can I do?

Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.

Should electric gates be serviced?

Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.

Can you repair a gate operator from any brand?

We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.

Which ZIP code do you serve in Goleta?

Goleta city addresses mainly use ZIP code 93117, which also covers Isla Vista and county areas outside the city. ZIP codes 93111 and 93110 list Santa Barbara as their main city and mostly serve areas outside Goleta's limits. Call us with your address if you are not sure we reach you.

Can a power shutoff or outage lock my gate in Goleta?

Wikipedia notes sundowner winds here, and news coverage has said Edison considered shutoffs for Goleta Valley neighborhoods. When the power goes, an electric gate depends on its backup battery or its manual release. We test the battery and the release and replace a battery that has weakened.

Does the Cave Fire area north of Goleta change anything for a gate?

The Cave Fire of 2019 prompted evacuations north of Cathedral Oaks Road. If a fire forces you out, a gate that will not open can slow you down, so we test the manual release and the battery backup and explain how to open the gate by hand.

Can a handyman fix a gate?

A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.

Do you repair garage doors in Goleta too?

Yes. See garage door repair in Goleta for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
