What Santa Barbara's conditions do to a gate
Wikipedia describes a warm-summer Mediterranean climate, with average daily highs near 67 degrees in January and 78 in August, about 19 inches of rain in a typical year and large swings from year to year. The mild coastal air spares batteries the extreme heat of inland cities, but damp mornings reach keypads and control boxes.
Fall sundowner winds are dry downslope winds that Wikipedia says can push temperatures into the high 90s. Wikipedia lists the Painted Cave Fire of 1990, the Tea Fire of 2008 and the Jesusita Fire of 2009 among the fires that destroyed homes in and around the city, and the 2019 Cave Fire forced thousands to evacuate. News coverage has said Edison considered power shutoffs for Santa Barbara neighborhoods in wind events, though we could not confirm dates. In a power cut, a gate depends on its backup battery or its manual release.
Test the backup battery before fall, make sure everyone at home knows where the manual release is and keep the track and sensors free of leaves and dust.
- Test the backup battery before wind and fire season
- Make sure the manual release is easy to reach
- Keep tracks and sensors clear of leaves and dust

Older homes, hillside driveways and many rentals
Santa Barbara is the Santa Barbara County seat, and the Census Bureau's 2024 five-year American Community Survey estimates put its median home year built at 1965, one of the older housing stocks in Santa Barbara County. About 46 percent of housing units are single-family detached houses and about 10 percent are attached homes, and the rest are small and large multifamily buildings.
The same survey puts owner-occupancy at about 40 percent, so about 60 percent of households rent. Wikipedia says the rebuilding after the 1925 earthquake encouraged Spanish Colonial and Mission Revival styles, and it describes the Riviera as an ocean-facing hillside with Alameda Padre Serra as its main road. A drive that climbs a hillside can pull a sliding gate off level, and we could not confirm any gated community inside the city limits.
On an older home we look at the gate's hinges, posts and track, and at wiring that may be as old as the house, then test the operator, the sensors and the remote.
- Older homes with original posts, hinges and wiring
- Hillside and sloped driveways on the Riviera and the Mesa
- Rental properties, apartments and shared entries

Why gates in Santa Barbara stop working
A starting point. We confirm the cause on site.
| The gate does this | Common cause | What we do |
|---|---|---|
| Gate does nothing at all | No power, a tripped breaker or a dead battery | Check power, breaker and battery, then the control board |
| Motor hums, gate does not move | A binding gate, a worn gear or arm, or a failed capacitor | Free the gate, then repair or replace the failed part |
| Gate stops halfway or reverses | A blocked or misaligned sensor, a safety edge or a force setting | Clean and realign the sensors, test the edge, reset the force |
| Gate sags or drags on the ground | Worn hinges, a post that has shifted or a heavy frame | Reset hinges and posts, brace or square the frame |
| Remote works only up close | A weak remote battery, receiver or antenna | Replace the battery, test the receiver and the range |
| Dead after a power cut | A drained or failed backup battery | Test and replace the battery, check the charger |
Keep children, pets and vehicles clear of a gate that is leaning, dragging or damaged.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Permits, HOAs and emergency access in Santa Barbara
City permits. The City of Santa Barbara's Community Development Department is at 630 Garden Street, (805) 564-5485, with information on santabarbaraca.gov. The city's list of work exempt from a permit, updated in 2023, names items such as low fences and walls and the replacement of a minor part that does not change an equipment approval. It does not mention gates or gate operators, so we could not confirm whether a gate or its wiring needs a permit. Call Community Development before a new gate or new electrical work.
Historic, coastal and fire rules. The city says the Historic Landmarks Commission reviews exterior alterations in the El Pueblo Viejo Landmark District, and its coastal zone handout says some improvements to an existing single-family home can still need a coastal review. The City Council adopted updated fire hazard zone maps on July 1, 2025, effective July 31, 2025, and the city's online maps tool can check a parcel.
Emergency access. Fire and police need a way in. Before you install or change a locked entry, ask the local fire department about key switches and Knox boxes.
HOA review. Many associations review exterior changes such as gates. Check yours before you change a gate's design or color.
UL 325. This safety standard covers automatic gate operators and calls for entrapment protection such as photo eyes or safety edges. We test them before we leave.

Santa Barbara gate repair: questions we hear
Is there gate repair near me in Santa Barbara?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in Santa Barbara (ZIP codes 93101, 93103, 93105, 93109 and 93110) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in Santa Barbara?
Yes. Electric gate repair near me in Santa Barbara means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in Santa Barbara?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
The gate is probably binding, or a gear, arm or capacitor has failed. Do not keep running it, because that can burn out the motor. Call us and we free the gate and test the operator.
How much does gate repair cost in Santa Barbara?
It depends on the gate type and the failed part. A remote, battery or sensor costs far less than a control board, an operator or a rebuilt post. We find the fault first, quote the price and start work only after you agree.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP codes do you serve in Santa Barbara?
Santa Barbara city addresses use ZIP codes 93101, 93103, 93105, 93109 and 93110. ZIP code 93108 is Montecito and 93117 and 93111 mostly serve Goleta and the Goleta Valley. Call us with your address if you are not sure we reach you.
Does a gate in El Pueblo Viejo or a historic area need design review?
The city's design guidelines page says the Historic Landmarks Commission reviews exterior alterations for properties in the El Pueblo Viejo Landmark District and for historically significant properties. We did not find a rule about gates, so ask the city before you replace or move a gate on a historic property.
Can a hillside driveway affect my gate in Santa Barbara?
Yes. The Riviera is an ocean-facing hillside, and a gate on a slope can drift, bind or fail to latch as hinges and posts settle. We check the level, the hinges and the track, adjust the stops and test the operator against the load.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in Santa Barbara too?
Yes. See garage door repair in Santa Barbara for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
