Detached houses, mobile homes and foothill custom homes
La Verne is a Los Angeles County city at the foot of the San Gabriel Mountains. According to the Census Bureau's 2020-2024 American Community Survey, the median home was built in 1976, about 62 percent of housing units are single-family detached houses, about 69 percent of occupied homes are owner-occupied and about 14 percent of housing units are mobile homes, a high share.
A real-estate guide, not an official source, describes custom foothill homes in the Live Oak Canyon area of north La Verne. Hillside and long driveways make gate stops and operator limits matter, because a gate on a slope can drift. We could not confirm any named gated community in La Verne, so check your own association's rules before you change an entry gate.
On a foothill driveway gate, a side-yard swing gate or a gate on a 1970s or 1980s home, we start with the gate itself and then test the operator, sensors, keypad and remote.
- Foothill and hillside driveways
- Gates on 1970s and 1980s homes
- Operators, sensors and remotes that have aged

What heat and wind storms do to a gate
Wikipedia has no climate table for La Verne itself, so we use the NOAA station at Pomona/Fairplex, about three miles south, whose 1991-2020 normals show mean daily highs of about 90 degrees in July and 92 in August. Heat ages gate batteries, dries out lubricants and softens plastic parts.
CBS Los Angeles reported that after a powerful wind storm in January 2022, nearly 28,000 La Verne residents were still without power on the Sunday, down from 70,000 on the Saturday afternoon. An electric gate with a weak backup battery can stay stuck through an outage that long.
Test the backup battery before summer, keep the manual release clear and wipe the sensor lenses a couple of times a year.
- Replace a weak backup battery before it fails
- Keep the manual release easy to reach
- Clean sensor lenses and clear debris from tracks
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

An automatic gate can hurt someone, so until we arrive keep people, pets and vehicles clear of a gate that is leaning, dragging or not closing.
If the gate is stuck open or shut and you must move it, use the manual release the way the maker's instructions say, and never force a gate against its operator.
- Keep people, pets and vehicles away from the gate path
- Do not bypass or unplug the safety sensors
- Photograph the gate and the operator label, and note any blinking codes
Permits, HOAs and emergency access in La Verne
City permits. La Verne City Hall is at 3660 D Street, main line (909) 596-8726. Community Development and Building and Safety can be reached at (909) 596-8706 (a solar form lists (909) 596-8713, so confirm which line to call). The city's FAQ says sheds, patio covers and fences need a permit, but we found nothing on gates or gate operators, so we could not confirm a gate-specific rule. Call before a new gate or new electrical work. Hours are Monday to Thursday.
Fire hazard. The State Fire Marshal's March 2025 recommended map lists 1,570 acres of La Verne as Very High, and the city's General Plan sets policies for development in Very High zones. Foothill areas of north La Verne are the likely place to check, so look up your address before you change a locked entry.
Emergency access. Fire and police need a way in. Before you install or change a locked entry, ask the local fire department about key switches and Knox boxes.
HOA review. Many associations review exterior changes such as gates. Check yours before you change a gate's design or color.
UL 325. This safety standard covers automatic gate operators and calls for entrapment protection such as photo eyes or safety edges. We test them before we leave.
La Verne gate repair: questions we hear
Is there gate repair near me in La Verne?
Yes. Emil Garage Doors repairs swing and sliding driveway gates in La Verne (ZIP 91750) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood, the gate type and what it does, and we book the soonest visit. See gate repair near me.
Is there electric gate repair near me in La Verne?
Yes. Electric gate repair near me in La Verne means a technician who repairs the operator, control board, sensors, remotes and backup battery as well as the gate itself. Call (213) 340-4232 and we book the soonest visit. See electric gate repair.
What is the difference between gate repair and electric gate repair in La Verne?
Gate repair means the gate itself: hinges, posts, latches, wheels, tracks and frames. Electric gate repair means the parts that move it: the operator, control board, sensors, remotes, keypads and battery. Most service calls need both checked, so we start with the gate and then test the electronics. See gate repair.
Why does my electric gate hum but not open?
The gate is probably binding, or a gear, arm or capacitor has failed. Do not keep running it, because that can burn out the motor. Call us and we free the gate and test the operator.
How much does gate repair cost in La Verne?
It depends on the gate type and the failed part. A remote, battery or sensor costs far less than a control board, an operator or a rebuilt post. We find the fault first, quote the price and start work only after you agree.
My gate does not work during a power outage. What can I do?
Most operators have a manual release, and many can use a backup battery. Use the release as the manufacturer directs and call us. We test the battery and the control board, because a flat battery or a board that lost its settings after an outage is common.
Should electric gates be serviced?
Yes. A yearly check of the battery, sensors, hinges or track, and operator keeps a gate from failing at a bad time.
Can you repair a gate operator from any brand?
We repair most residential operators. Tell us the brand and model, or send a photo of the unit. If parts are no longer made we explain your options.
Which ZIP code do you serve in La Verne?
La Verne uses one street-delivery ZIP code, 91750. Call us with your address if you are not sure we reach you.
Do hillside rules affect gates in north La Verne?
According to a code-library mirror of the municipal code, La Verne's Hillside Development Overlay Zone applies to new development in areas marked hillside, and the fire chief reviews it. We could not confirm that a gate repair triggers any of it, so ask the city's Building and Safety office before you change a hillside entry.
Do wind storms leave electric gates stuck in La Verne?
They can. CBS reported tens of thousands of La Verne residents without power after the January 2022 storm. A gate with a healthy backup battery keeps working for a while, and every gate should have a manual release you know how to use. We test the battery, the release and the controls.
Can a handyman fix a gate?
A handyman can handle a loose latch or a dead remote battery. A failed operator, a control board or a gate that has dropped off its hinges needs a technician who can test the controls and the safety devices.
Do you repair garage doors in La Verne too?
Yes. See garage door repair in La Verne for springs, cables, openers and new doors, and garage door repair near me. When you ask for both we can look at the gate and the garage door at the same address.
