Homes from the 1980s in the Antelope Valley
According to the Census Bureau's 2024 estimates for Lancaster, the median home was built in 1989. About 72 percent of homes are detached single-family houses, about two thirds of occupied homes are owner-occupied, and about one home in eighteen is a mobile home. A door that has run since the late 1980s has opened and closed many thousands of times, and springs are rated for a set number of cycles.
Lancaster sits in the Antelope Valley, about 70 miles north of downtown Los Angeles, and grew from a Southern Pacific Railroad water stop on the line finished through the valley in 1876. The Western Hotel, from 1876, is the oldest standing structure in the city, and Lancaster Boulevard, known as The BLVD, is the downtown main street. In 2013 Lancaster became, according to Wikipedia, the first U.S. city to require solar panels on all new homes, which took effect in January 2014.
Whatever the age of the home, we weigh and balance the door before choosing springs, and we check the cables, rollers and opener that wore alongside the part that failed. We do not change the door's weight or add reinforcement on a guess.
- Springs reaching their rated cycles
- Openers from the 1990s and 2000s
- Battery backup on replacement openers

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

What Lancaster weather does to a garage door
Fox Airfield's 1991-2020 normals, as Wikipedia lists them, put the average daily high at about 98 degrees in July and 59 degrees in January. Lows average about 67 in July and 31 in January, with roughly 68 mornings a year at or below freezing. The record high is 115 and the record low is 2. Contractors report that heat can dry out and crack bottom seals and wear opener belts, and that cold stiffens rollers and bearings. Those are general contractor claims, not Lancaster measurements.
Wind is the Antelope Valley's other test. On October 11, 2021, a dust storm with forecast gusts of 55 to 60 mph brought near-zero visibility, closed sections of Routes 138 and 14 and raised the risk of power outages. On December 22 and 23, 2015, a high wind warning forecast gusts up to 60 mph, and at least six big rigs were blown over on Highway 14. The door makers' association, DASMA, says a garage door should be closed and secured before a high wind event and should not be operated during high wind, because the extra force can hurt people or damage the door. Snow is rare but real: the November 28, 2019 storm left upwards of 5 inches in parts of Lancaster.
Before a windy stretch, close the door and keep the opener's manual release within reach, since Edison has warned Lancaster customers of possible shutoffs. After a dust storm, wipe the tracks and the two sensors near the floor, and oil the rollers and hinges twice a year.
- Close and secure the door before high wind
- Wipe dust off tracks and sensors
- Oil rollers and hinges twice a year

Battery backup, permits and design rules in Lancaster
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Lancaster is its own city, so its rules come from the City of Lancaster, not Los Angeles. We could not confirm whether a garage door or opener replacement needs a permit; sources we found conflict, and the city's own pages were blocked to us. Building and Safety is at 44933 Fern Avenue. The number (661) 723-6144 comes from a third-party permit guide, so please confirm it on the city website before you call.
Other rules. We also could not confirm any hillside, historic district or fire hazard zone rule for garage doors in Lancaster, so if your home is in an association, ask before you order a new door.

Lancaster garage door repair: questions we hear
Is there garage door repair near me in Lancaster?
Yes. Emil Garage Doors repairs garage doors in Lancaster (ZIP 93534, 93535 and 93536) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lancaster?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lancaster?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lancaster?
We serve Lancaster homes in ZIP codes 93534, 93535 and 93536. ZIP codes 93539, 93584 and 93586 are PO-box ZIPs. Some addresses in 93535 and 93536 have a mailing name such as Quartz Hill or Lake Los Angeles and sit outside the city, so call us if you are not sure we reach your address.
Does a garage door replacement in Lancaster need a permit?
We could not confirm that, and sources conflict. Ask Lancaster Building and Safety whether your door or opener work needs a permit. The number we found, (661) 723-6144, comes from a third-party permit guide, so confirm it on the city website before you call.
Should I close my garage door when the wind picks up in Lancaster?
Yes. DASMA, the garage door makers' association, says a door should be closed and secured before a high wind event and should not be operated during high wind. If wind has shifted the door or loosened the track, call us before you run it.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Lancaster?
Yes. See gate repair and electric gate repair.
