A compact, mostly rented inland city
Lawndale covers about 1.97 square miles and had 31,807 residents at the 2020 census. According to Wikipedia, about two thirds of occupied homes were rented in 2020, and Census QuickFacts (2019-2023) puts the owner-occupied rate at 37.8 percent, so most homes are rented. A third-party housing site that uses Census survey data lists the median year built as 1965, with about 70 percent of homes single-family and 29 percent multi-family.
Hawthorne Boulevard (State Route 107), Artesia Boulevard (State Route 91), Interstate 405 and Rosecrans Avenue are the main roads, and the "Beautify Lawndale" project along Hawthorne Boulevard was finished in 2003. The area was part of Rancho Sausal Redondo, was subdivided in 1905 and became a city in 1959, and the city's motto is "Heart of the South Bay".

What Lawndale weather does to a garage door
Wikipedia describes Lawndale as warm year-round, with moderate winter rain and marine-layer effects like the nearby beach cities, and we found no Lawndale weather table. LAX, about 5.7 miles to the north-west, has 1991-2020 normals with monthly mean maximum temperatures of about 80 degrees in June, 84 in July, 86 in August and 91 in September, and about 12 inches of rain a year. Lawndale is a few miles inland of LAX's sea breeze, so its summers may run warmer, but we found no figure for it.
Santa Ana winds blow mainly from late September to early May, with notable windstorms several times a year, according to Wikipedia. We found no Lawndale-specific wind, wildfire-zone or outage data, so we do not claim any. Dust and debris from a windy day collect in the tracks and on the sensors.
After a windy day, wipe the tracks and the two sensor lenses near the floor. Twice a year, oil the rollers and hinges and press the test button on the battery backup.
- Wipe tracks and sensors after wind
- Test the battery backup twice a year
- Oil rollers and hinges before summer
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Lawndale permit rule. The City of Lawndale's "Do I Need a Permit?" page (lawndale.ca.gov) lists installation and repairs for garage doors under Building Permits. It also lists replacement of any door or window, including like-for-like, as needing a building permit. The page does not mention garage door openers, so ask the city about those. Call the Permit Center at (310) 973-3230 before work starts; it is at 14717 Burin Avenue and the counter is open Monday to Thursday, 7 a.m. to 6 p.m.

What is the average price to repair a garage door in Lawndale?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lawndale?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Lawndale?
Lawndale uses ZIP code 90260 for street addresses. Wikipedia also lists 90261, which other sites describe as a non-residential ZIP, so call us if you are not sure we reach your address.
Does garage door work in Lawndale need a permit?
The City of Lawndale's "Do I Need a Permit?" page lists installation and repairs for garage doors under Building Permits, and it lists door replacement too. It does not mention openers. Call the Permit Center at (310) 973-3230 to ask how it applies to your job.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
What is the most common problem with garage doors?
Broken torsion springs are the most common problem, followed by snapped cables, worn rollers, misaligned sensors and doors that jump their track. On an older door, expect more than one worn part.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Lawndale?
Yes. See gate repair and electric gate repair.
