Townhomes, condos and 1970s houses by the bay
According to the Census Bureau's 2020-2024 estimates, Redondo Beach has about 30,750 housing units and a median year built of 1973. About 53 percent of occupied homes are owner-occupied, and detached single-family houses make up about 40 percent of all units. Add attached homes such as townhomes and the share reaches about 53 percent, and buildings with 20 or more units hold about 18 percent.
A median build year of 1973 puts many original doors, springs and openers at around 50 years old. Redondo Beach is one of the three Beach Cities on southern Santa Monica Bay, with Hermosa Beach and Manhattan Beach, and it stretches from Riviera Village in the south to Aviation Park in the north. If your garage is in a townhome or condo building, tell us when you call whether it has a gate or a shared driveway so we can plan access.
Pacific Coast Highway, Artesia Boulevard, Hawthorne Boulevard, Catalina Avenue and Rosecrans Avenue are the main streets, and Redondo Beach station is the end of Metro's K Line. Whatever the street, we check the whole door, because when one original part fails the rollers, hinges and cables beside it have done the same work.
- Original springs and openers on 1970s doors
- Townhome and condo garages
- Battery backup upgrades on older openers

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What Redondo Beach weather does to a garage door
According to NOAA's 2000-2020 normals as reported on Wikipedia, Redondo Beach has a warm-summer Mediterranean climate. Average daily highs run from about 72 degrees in June to about 76 degrees in July, August and September, and about 14 inches of precipitation falls across roughly 35 days a year. The record high is 102 degrees, set in October. Damp days still send moisture to the bottom seal and the lowest rollers.
Santa Ana winds are most common from October through March. On October 11, 2016, nearly 100,000 customers lost power in South Bay cities that included Redondo Beach, and a working battery backup is what lets the opener lift the door when that happens. The manual release is the second option, so know where it is.
Twice a year, wipe the tracks, oil the rollers and hinges, and look at the bottom seal. Press the battery-backup test button, and test the safety reverse by laying a board flat under the door.
- Check the bottom seal after damp weather
- Test the battery backup twice a year
- Know where the manual release is

Battery backup, permits and design rules in Redondo Beach
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
Redondo Beach permits. Redondo Beach has its own Building and Safety Division at 415 Diamond Street, phone (310) 318-0636. The city page says to call to find out whether a building permit is required, and the online over-the-counter permit types it lists are reroof, electrical, plumbing and mechanical, not garage doors. We could not confirm a garage-door-specific rule, so call the division before a replacement. Contractors need a valid City business license before a permit is issued.

Redondo Beach garage door repair: questions we hear
Is there garage door repair near me in Redondo Beach?
Yes. Emil Garage Doors repairs garage doors in Redondo Beach (ZIP 90277 and 90278) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Redondo Beach?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Redondo Beach?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Redondo Beach?
Redondo Beach uses ZIP codes 90277 and 90278. ZIP 90277 also covers part of west Torrance, so tell us your street when you call and we confirm we reach your address.
Does a garage door replacement need a permit in Redondo Beach?
We could not confirm a garage-door-specific rule. The City's Building and Safety Division says to call (310) 318-0636 to find out whether a permit is required for your work, so ask before a replacement.
Do you service townhomes and condos in Redondo Beach?
Yes. According to the Census Bureau's 2020-2024 estimates, about 18 percent of Redondo Beach homes are in buildings with 20 or more units and about 13 percent are attached homes such as townhomes. Tell us when you call if your garage has a gate or a shared driveway.
Can a handyman fix a garage door?
A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Redondo Beach?
Yes. See gate repair and electric gate repair.
