Post-war tract homes on an Olmsted-planned townsite

According to the Census Bureau's 2020-2024 estimates, Torrance has about 59,300 housing units and a median year built of 1964. About 55 percent of occupied homes are owner-occupied, about 53 percent of all units are detached single-family houses, and about 23 percent are in buildings with 20 or more units.

A median build year of 1964 means many garage doors here are decades old, and some may still run their original springs and rollers. Wikipedia says the original townsite was planned by the Olmsted Brothers firm on 109 blocks, and the city incorporated in 1921. Torrance Boulevard, Carson Street, Crenshaw Boulevard, Western Avenue, Del Amo Boulevard and Pacific Coast Highway are among its main streets.

Torrance also has townhome and condo complexes, and listing sites describe some of them as gated. Where an entry is gated, we ask for the gate code before the visit, and we check the whole door, not only the part that failed.

  • Original springs and rollers on 1960s doors
  • Opener upgrades with battery backup
  • Gate codes for condo complexes

What Torrance weather does to a garage door

According to NOAA's 1991-2020 normals for Torrance Airport, average summer highs run from about 74 degrees in June to about 78 degrees in August and September, and about 13.6 inches of precipitation falls in a year. The airport is not the city center. The record high there is 111 degrees, set in September, and a hot spell like that dries out lubricant and ages plastic parts.

Santa Ana winds are most common from October through March. On October 11, 2016, nearly 100,000 customers lost power in South Bay cities that included Torrance. When the power fails, a battery-backup opener still lifts the door, and the manual release is the second option.

Twice a year, wipe the tracks, oil the rollers and hinges, and test the safety reverse by laying a board flat under the door. Press the test button on the battery backup at the same time.

  • Oil rollers and hinges before summer
  • Test the battery backup twice a year
  • Know where the manual release is

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

Rules to know

Battery backup, permits and design rules in Torrance

Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.

HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

Torrance permits. Torrance has its own Building and Safety Division, phone (310) 618-5910, with a Permit Center at 3031 Torrance Boulevard. Its FAQ says a building permit is needed for almost any structural work, that electrical, plumbing and mechanical work may need separate permits, and that the exempt work is listed in Torrance Municipal Code section 81.2.2. The FAQ does not mention garage doors, so we could not confirm a garage-door-specific rule. Ask the division before a replacement or an opener swap.

Historic overlays. We could not confirm whether any Torrance neighborhood has a local historic overlay, so ask the city before an exterior change if your home might be in one.

FAQ

Torrance garage door repair: questions we hear

Is there garage door repair near me in Torrance?

Yes. Emil Garage Doors repairs garage doors in Torrance (ZIP 90501 to 90505) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Torrance?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Torrance?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Torrance?

Torrance street ZIP codes are 90501 through 90505, and the western part of the city uses 90277, which carries a Redondo Beach postal address. ZIP codes 90507 to 90510 are PO boxes only. Call us if you are not sure we reach your address.

Do you serve west Torrance if my mail says Redondo Beach?

Yes. ZIP 90277 covers part of west Torrance and carries a Redondo Beach postal address. Tell us your street when you call and we book the soonest visit.

Does a garage door replacement need a permit in Torrance?

We could not confirm a garage-door-specific rule. Torrance's FAQ says a building permit is needed for almost any structural work and that electrical work may need a separate permit, and it does not mention garage doors. Ask Torrance Building and Safety at (310) 618-5910 before a replacement or an opener swap.

Can a handyman fix a garage door?

A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Torrance?

Yes. See gate repair and electric gate repair.
