County seat houses and newer tract homes
Madera is the county seat of Madera County, in the San Joaquin Valley. According to the Census Bureau's ACS 2024 one-year estimate, which carries a margin of error, the median home was built in 1994 and the median owner-occupied home value is about $394,200. About 72 percent of homes are detached single-family houses, and roughly 54 percent of occupied homes are owner-occupied. The ACS counts about 3,300 units in buildings of 2 to 9 units.
Wikipedia says Madera was founded in 1876 as a lumber town at the end of a flume, and that irrigated farming took over in the 1930s. Its landmarks include the County Courthouse, the Madera Water Tower and the Municipal Airport on the northwest edge of the city. We found no homeowners association or gated community in any source, so we name none.

Madera weather, heat and fog
Wikipedia gives Madera a hot, dry steppe climate, with average highs above 90 degrees on more than 100 days a year, a record high of 116 on July 13, 1961 and a record low of 15 on January 10, 1949. Average precipitation is 10.79 inches, and snow is rare. The weather station behind those numbers is not stated. The National Weather Service in Hanford reported 115 degrees on September 6, 2022, which tied the city's September record from 1955.
Tule fog is a ground fog of the San Joaquin Valley, and Wikipedia gives a window from November 1 to March 31, with visibility often under 600 feet. A late August 2025 outage left thousands of Madera County customers without power for several hours, and PG&E called it unplanned, according to abc30. We found no link to heat and none between heat or fog and garage door failures. As general advice, learn where your opener's manual release is, so you can open the door by hand during an outage.
Twice a year, wipe the tracks, oil the rollers and hinges and press the test button on the battery backup. Keep the area around the door clear before you run it.
- Know where the manual release is
- Test the battery backup twice a year
- Oil rollers and hinges twice a year

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Madera is its own city, so its rules come from the City of Madera, not Madera County. The Building Division is in City Hall at 205 W 4th Street, and the city's pages list front counter numbers that differ by one digit, (559) 661-5440 on one and (559) 661-5439 on an older form. Confirm the number with the city. The city says it issues building permits only inside city limits, and Madera County handles permits outside. We could not confirm whether a garage door or opener replacement needs a permit, so ask the Building Division at madera.gov before the work.
Inside or outside the city. Because the ZIP codes reach past city limits, some addresses with a Madera mailing address are in unincorporated county land. Those permits go through the county, not the city. We could not verify any hillside, historic or fire-zone rule for the city.

Madera garage door repair: questions we hear
Is there garage door repair near me in Madera?
Yes. Emil Garage Doors repairs garage doors in Madera (ZIP 93636, 93637 and 93638) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Madera?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Madera?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Madera?
Madera homes use ZIP codes 93636, 93637 and 93638, and ZIP code 93639 is for PO boxes only. Those ZIPs reach beyond the city into unincorporated Madera County, so tell us your street and we confirm we cover it.
Does a garage door replacement in Madera need a permit?
We could not confirm a garage-door-specific permit rule for the City of Madera. The city's Building Division page does not mention doors. Call the Building Division, and confirm the number on madera.gov, to ask about your job. If you live outside city limits, the county handles permits.
What should I do with my garage door during a power outage in Madera?
Learn where the opener's manual release is, so you can open the door by hand. Springs and cables are under high tension, so if the door is stuck, off its track or sits crooked, stop and call us. Check the battery backup twice a year.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Madera?
Yes. See gate repair and electric gate repair.
