Houses from the early 1960s, with bungalows and apartments mixed in
According to the Census Bureau's 2020-2024 estimates, the median home in Monrovia was built in 1962. About 58 percent of homes are detached single-family houses, nearly 10 percent are attached, and about 23 percent are in buildings of five or more units. Roughly 54 percent of occupied homes are rented, so a call can come from an owner, a tenant or a property manager.
Wikipedia says Monrovia was incorporated on 15 December 1887 and sits in the foothills of the San Gabriel Mountains. Huntington Drive follows historic Route 66, Foothill Boulevard is the other main east-west street, and Myrtle Avenue is the downtown main street. The LA Conservancy names the Wildrose Tract as a historic district, and a local blog describes the 300 block of Wildrose Avenue as a row of Craftsman bungalows.
A door that has opened and closed for decades tends to wear in more than one place. We inspect the springs, cables, rollers, hinges, tracks and opener together and list every worn part before anything is replaced.

What Monrovia's foothill wind does to a garage door
We found no station-level summer-high or rainfall figures for Monrovia, so we quote none. The general pattern for this valley is hot, dry summers and mild winters. Dry heat wears out lubricant and ages plastic parts, and the rain that does fall settles into the tracks and under the bottom seal.
HeySoCal reported that strong winds knocked out power across Monrovia on 15 October 2018, with traffic signals dark at Myrtle and Foothill and Edison counting about 500 residents north of Foothill without power. A local blog reported on 7 January 2025 that Southern California Edison warned of possible intentional power shutoffs for high winds in parts of north Monrovia, to cut fire risk. Both are snapshots, but they are good reasons to keep a working battery backup and to know where the manual release cord is.
Twice a year, wipe the tracks and the two sensors near the floor, oil the rollers and hinges, and press the battery-backup test button.
- Test the battery backup twice a year
- Know where the manual release cord is
- Wipe tracks and sensors after windy days

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela Β· Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn Β· Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel Β· Google review

Battery backup, permits and design rules in Monrovia
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
Monrovia Building & Safety. The office is part of Community Development at 415 S. Ivy Avenue, phone (626) 932-5581, building@monroviaca.gov (monroviaca.gov). The city site blocked our check, so these details come from search summaries of the city's permit form and you should confirm them. We could not confirm whether a garage door or opener replacement needs a permit, because no city page we saw lists garage doors as required or exempt. Call before a replacement. A third-party mirror of the municipal code lists a minimum garage door width of 16 feet for a two-car garage and 8 feet for a one-car garage.
Fire zone and historic areas. The state's CAL FIRE map dated March 24, 2025 lists about 2,864 acres of Monrovia in the Very High Fire Hazard Severity Zone, about a third of the city by our own division of its land area. A search summary says the City Council adopted the updated map by ordinance on 1 July 2025; we have not read the ordinance, and which streets are inside the zone is not verified, so use the city or CAL FIRE address lookup. We could not confirm a garage-door rule that follows from the zone. Monrovia also has a historic preservation ordinance and districts such as the Wildrose Tract; garage doors are not named in what we saw, so in a historic district or landmark check with Planning before changing how a garage door looks.

Monrovia garage door repair: questions we hear
Is there garage door repair near me in Monrovia?
Yes. Emil Garage Doors repairs garage doors in Monrovia (ZIP 91016) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Monrovia?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Monrovia?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Monrovia?
Monrovia's street-delivery ZIP code is 91016. ZIP 91017 is for post office boxes only. Mayflower Village and North El Monte are separate places that touch the city, so call us if you are not sure we reach your address.
Does a garage door replacement need a permit in Monrovia?
We could not confirm a garage-door-specific rule, because no city page we saw lists garage doors as required or exempt, and the city site was blocked for us. Call Monrovia Building and Safety at (626) 932-5581 before a replacement and confirm the answer with the city.
Is Monrovia in a high fire hazard zone?
Part of it is. The state's March 2025 CAL FIRE map lists about 2,864 acres of Monrovia as Very High, about a third of the city by our own division of its land area, and a search summary says the council adopted the map in July 2025. Which streets are inside the zone is not verified, so check your address with the city or CAL FIRE.
Can a handyman fix a garage door?
A handyman can usually sort out a dirty sensor or a squeaky roller. Springs and cables hold a lot of tension and can cause serious injury, so those jobs belong to a trained technician.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Monrovia?
Yes. See gate repair and electric gate repair.
