What Palm Springs weather does to a garage door
Wikipedia's climate box, based on NOAA 1991-2020 normals with no station named, puts the average daily high at 103.6 degrees in June, 108.6 in July, 108.1 in August and 101.8 in September. Record highs reach 123 to 124 degrees in the summer months. Annual precipitation is 4.61 inches in the table, though the article's text says 4.93. We found no Palm Springs-specific failure statistic. As general advice, garage and attic heat dries out lubricant, hardens seals and can wear on opener parts.
Wikipedia says the surrounding mountains block cold winds from the San Gorgonio Pass in winter. News reports describe single wind events, not averages. On May 28, 2022, gusts reached 77 mph at Whitewater and 62 mph at North Palm Springs, with a peak gust of 43 mph at Palm Springs International Airport, and a high wind warning with blowing sand covered Highway 111 on April 3, 2023. We did not verify seasonal wind averages or outage frequency.
Before summer, wipe sand and dust off the tracks, oil the rollers and hinges, and press the test button on the battery backup.
- Wipe sand and dust off the tracks
- Oil rollers and hinges before summer
- Test the battery backup twice a year

Mid-century houses, condos and townhomes
According to the Census Bureau's 2020-2024 estimates, the median home in Palm Springs was built in 1977. About 66 percent of occupied homes are owner-occupied, but only about 39 percent of all homes are detached houses, while roughly 16 percent are attached townhomes and about 29 percent sit in buildings with five or more units. The Census counts 36,813 housing units but only 24,567 occupied households, so about a third of the units are not a household's year-round home. The table does not say why, but vacation use is the likely reason.
Wikipedia says Palm Springs became a model for mass-produced suburban housing, especially the Desert Modern style, and it names Donald Wexler's steel homes in Racquet Club Estates and the Kaufmann Desert House by Richard Neutra, built in 1946. Wikipedia also says the population roughly triples between November and March. Brokerage pages list Smoke Tree Ranch among gated communities, but we could not verify any association's rules. What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

What your garage door is telling you in Palm Springs
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Battery backup, permits and design rules in Palm Springs
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Palm Springs is its own city, so its rules come from the City of Palm Springs, not Riverside County. Building and Safety is at 3200 E. Tahquitz Canyon Way, and a search summary of the city's page lists the public counter as 7:30 a.m. to 5:30 p.m., Monday to Thursday. The city site did not open for us, and we found no verified phone number, so call City Hall or use the contact page at palmspringsca.gov. We could not confirm whether a garage door or opener replacement needs a permit.
Historic review. Many Palm Springs homes were built before 1978, and some are historically designated. We read the city's rules only in search summaries, because the city site blocked us. They say the City Council can designate Class 1 and Class 2 historic resources and historic districts, and that work on one of them, or on a contributing building in a district, needs a Certificate of Appropriateness. For other buildings built before January 1, 1978, minor alterations go through a building permit approved by the Historic Preservation Officer. We could not confirm whether a garage door replacement counts. If your home is designated or older, ask the Planning Department before the work starts.

Palm Springs garage door repair: questions we hear
Is there garage door repair near me in Palm Springs?
Yes. Emil Garage Doors repairs garage doors in Palm Springs (ZIP 92262 and 92264) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Palm Springs?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Palm Springs?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Palm Springs?
Palm Springs homes use ZIP codes 92262 and 92264, according to zip-codes.com. ZIP code 92263 is for PO boxes only. The ZIPs extend slightly past the city limits, so call us with your street and we confirm we reach it. We also serve nearby Cathedral City, Rancho Mirage and Desert Hot Springs.
Does a new garage door on a historic Palm Springs home need city approval?
We could not verify this. The city says work on a designated Class 1 or Class 2 historic resource, or on a contributing building in a historic district, needs a Certificate of Appropriateness. We could not confirm whether a garage door counts. If your home is designated or built before 1978, ask the city's Planning Department before you order a door.
Does desert heat shorten the life of a garage door in Palm Springs?
We found no Palm Springs-specific statistic. As general advice, extreme garage heat dries out lubricant, hardens seals and can wear on opener parts. Wiping sand off the tracks and oiling rollers and hinges before summer helps, and a door that sticks or sounds strained should be checked before it fails.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Palm Springs?
Yes. See gate repair and electric gate repair.
