A city built mostly in the 1960s, 1970s and 1980s
According to the Census Bureau's American Community Survey, Darien has about 8,950 housing units with a median year built of 1978. About 32 percent were built in the 1970s, 20 percent in the 1980s and 15 percent in the 1960s, so about two in three homes date from the 1960s to the 1980s. Doors, springs and openers from those years are now 35 to 65 years old unless someone has already replaced them, and a second or third set of springs is common.
About 61 percent of the city's homes are single-family detached houses, about 17 percent are attached, such as townhomes, and about 18 percent are in buildings with five or more units. About 79 percent of occupied homes are owner-occupied and about 21 percent are rented, so some of our calls come from a property manager rather than the person who lives there. Say so when you call and we plan the visit with the right person.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original single-car and two-car doors from the 1960s and 1970s
- Townhome doors with shared walls
- Rented homes where a manager arranges the visit

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review
Emil Garage Doors are my GO TO business for all things related to garage door repair, replacement and door openers! Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What Darien weather does to a garage door
Darien has no weather station table of its own, so we use the chart on Woodridge's Wikipedia page, about 2 miles west, which cites The Weather Channel for ZIP 60517. It gives a January average high of 32 degrees and a low of 14, a July high of 87 and a low of 63. That is a stand-in rather than a Darien reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The EF-3 tornado of June 20, 2021 crossed Woodridge and entered Darien. Wikipedia's article on it says a few Darien homes and apartment buildings were damaged, including one house that lost an attached garage, and a search summary of the National Weather Service survey says many trees were damaged between Plainfield and Bailey roads. We could not verify a Darien-only home count. After any storm, check that the door still runs level before you use the opener.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, look for bent track sections and loose brackets before you run the opener.
- Check tracks and brackets after high wind
- Lubricate rollers and hinges twice a year
- Test the safety reverse twice a year

Opener safety, permits and design rules in Darien
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Darien is an incorporated city with its own government. Community Development handles permits and inspections at 630-353-8115, City Hall is at 1702 Plainfield Road, and the city's website is darien.il.us. Applications, contractor registration and inspections can be done in its online portal. The city's permit page says permits are required anytime you change anything structural, plumbing or electrical, and that roof repair and siding need none. It does not mention garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work. Darien also requires contractors to register with the city: general and carpentry contractors file a certificate of insurance naming the city, a $10,000 bond and a $60 annual fee, according to the city's page, but it does not name garage door contractors, so ask the city what applies.
State rules. The Illinois Department of Financial and Professional Regulation lists a roofing contractor category among its regulated professions but no garage door, overhead door or general contractor category, so we found no state license for garage door work. The Illinois Attorney General's home repair page says a contractor should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more, describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule, and gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Darien garage door repair: questions we hear
Is there garage door repair near me in Darien?
Yes. Emil Garage Doors repairs garage doors in Darien (ZIP 60561) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Darien?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Darien?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Darien?
Darien's ZIP code is 60561. Call us if your address is near Woodridge, Lemont or Downers Grove and you are not sure we reach it.
Do you service older garage doors in Marion Hills, Brookhaven and Hinsbrook?
Yes. Listing sites date these neighborhoods from the 1950s to the 1970s, so many doors and openers are on a second set of springs or due for one. We weigh and balance the door and explain what we find before we quote.
Do you repair garage doors after a storm in Darien?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
