What Westmont weather does to a garage door
Westmont has no station table of its own. We use the Downers Grove table on Wikipedia, about 3 miles west, which credits the Weather Channel and does not name a station: a January average high of 32 degrees and low of 14, a July high of 87 and low of 63, and about 38 inches of precipitation a year, with a record low of minus 26 in January 1985. It is a stand-in, not a Westmont reading. Cold stiffens grease and weatherstripping, loads the opener, and can break a spring that has many cycles on it.
Chicago fell to minus 23 degrees in the January 2019 polar vortex, the coldest in 34 years, according to the National Weather Service. After the August 10, 2020 derecho, a DuPage County commissioner reported outages at 58,000 homes in the county, according to news reports. Neighboring Downers Grove received 6.7 inches of rain in about a day in April 2013, according to Shaw Local. We could not verify Westmont-only damage or outage counts. Know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

Mostly 1970s housing, with many townhomes and rentals
According to the Census Bureau's American Community Survey for 2020-2024, Westmont has about 11,526 housing units with a median year built of 1976. About 28 percent were built in the 1970s, the largest decade, and about 58 percent date from 1960 to 1989, so many original doors, springs and openers are 35 to 65 years old or have been replaced once. Only about 14 percent of homes were built from 2000 on.
About 41 percent of the village's homes are single-family detached houses and about 8 percent are attached, such as townhomes. About 25 percent are in buildings of 5 to 19 units and about 18 percent in buildings of 20 or more, and about 45 percent of occupied homes are rented. If you rent, ask your landlord or property manager before a door is replaced. We could not verify any homeowners association or master-planned neighborhoods.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

What your garage door is telling you in Westmont
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Westmont
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Westmont is an incorporated village with its own government. The Community Development Department's permitting division is at Village Hall, 31 W. Quincy Street; the permitting phone is 630-981-6250, the email is permitting@westmont.il.gov and the website is westmont.illinois.gov. The Village's permit page says many home projects need a permit and lists window and exterior door replacement among its examples of quick Express Permits, which carry a $100 application fee and are usually issued in 1 to 2 business days. It does not mention garage doors, overhead doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work. The Village also says contractors must be registered with it before they apply for permits.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says the contractor should present the Home Repair Consumer Rights document for work valued at $1,000 or more, and that you have three business days to cancel a contract that was sold and signed at your home.

Westmont garage door repair: questions we hear
Is there garage door repair near me in Westmont?
Yes. Emil Garage Doors repairs garage doors in Westmont (ZIP 60559) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Westmont?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Westmont?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Westmont?
Westmont has one standard ZIP code, 60559. We could not confirm exactly where 60559 stops, so call us if your address is near Downers Grove, Darien or Hinsdale and you are not sure we reach it.
Do you service townhomes and rentals in Westmont?
Yes. Westmont has many townhomes, apartments and rented homes, according to Census estimates. If you rent, tell your landlord or property manager about the problem first. When you call us, give your cross street and whether the door is a single or a double so we can plan the visit.
Do you repair garage doors after a storm in Westmont?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
