According to the Census Bureau's American Community Survey for 2020-2024, Downers Grove has about 21,527 housing units with a median year built of 1974. About 24 percent were built in the 1970s, the largest decade, and about 53 percent date from 1950 to 1979, so many original doors, springs and openers are 45 to 75 years old or have been replaced once already. About 62 percent of the village's homes are single-family detached houses and about 8 percent are attached, such as townhomes, and about 17 percent are in buildings of 20 or more units. About 75 percent of occupied homes are owner-occupied. The Village has a Historic Preservation and Design Review Board and a process for naming landmarks, so ask whether your home is a landmark before you change how a door looks. We could not verify any homeowners association or master-planned neighborhoods.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Downers Grove weather does to a garage door
Wikipedia's Downers Grove page, which credits the Weather Channel for its table and does not name a station, gives a January average high of 32 degrees and low of 14, a July high of 87 and low of 63, and about 38 inches of precipitation a year, with a record low of minus 26 in January 1985. Cold stiffens grease and weatherstripping, loads the opener, and can break a spring that has many cycles on it.
Chicago fell to minus 23 degrees in the January 2019 polar vortex, the coldest in 34 years, according to the National Weather Service. In April 2013 Downers Grove received 6.7 inches of rain in about a day, according to Shaw Local, and more than a dozen streets closed. After the August 10, 2020 derecho, a DuPage County commissioner reported outages at 58,000 homes in the county, according to news reports. We could not verify Downers Grove-only damage or outage counts. Know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After heavy rain, check the bottom seal and the base of the track for water and grit.

Opener safety, permits and design rules in Downers Grove
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Downers Grove is an incorporated village with its own government. Its Community Development Department, Building Division, is at the Civic Center, 850 Curtiss Street; the permits line is 630-434-5515 and the website is downers.us. The Village says most projects need a permit of some type, asks you to call before you begin, and takes permit applications only through its online portal. The pages we read do not mention garage doors, overhead doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work. We found no contractor registration requirement on the pages we read.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says the contractor should present the Home Repair Consumer Rights document for work valued at $1,000 or more, and that you have three business days to cancel a contract that was sold and signed at your home.

Downers Grove garage door repair: questions we hear
Is there garage door repair near me in Downers Grove?
Yes. Emil Garage Doors repairs garage doors in Downers Grove (ZIP 60515) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Downers Grove?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Downers Grove?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Downers Grove?
Downers Grove's standard ZIP codes are 60515 and 60516, and a third-party ZIP list also shows 60517, which the village shares with Woodridge. We could not confirm where each ZIP stops, so call us if your address is near Woodridge, Lisle or Darien and you are not sure we reach it.
Do you service older garage doors near downtown Downers Grove?
Yes. Many homes in the village date from the 1950s to the 1970s, according to Census estimates, and doors and openers from that era are often on a second set of parts or due for one. We weigh and balance the door and explain what we find before we quote.
Can heavy rain or flooding damage a garage door?
It can. Water and grit around the bottom seal and the base of the track wear parts and can swell wood panels, and an opener that gets wet should be checked before you use it again. Downers Grove had record rain in April 2013, according to local news. Call us and we inspect the door, track and opener.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
