A canal town core with newer streets around it
According to the Census Bureau's American Community Survey, Lemont has about 6,645 housing units with a median year built of 1995. About 25 percent were built in the 1990s and 23 percent in the 2000s, but about 8 percent date from before 1940, so very old houses sit beside newer ones. The doors on those older houses are often replacements fitted to odd-sized openings, and the 1990s and 2000s doors are reaching the age when springs and openers fail.
About 75 percent of the village's homes are single-family detached houses, about 15 percent are attached, such as townhomes, and about 88 percent of occupied homes are owner-occupied. Real-estate listing sites describe Ruffled Feathers as a golf-course community of single-family homes and townhomes, and Amberwood and Old Derby Estates as newer streets near Derby Road. We could not verify whether they have associations, so check your own rules before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Lemont weather does to a garage door
Lemont has no weather station table of its own, so we use the Joliet Brandon Road Dam station, about 10 miles south. Its 1991-2020 normals give a January average high of 31.1 degrees and a low of 16.6, a July high of 83.6 and about 38 inches of precipitation a year. That is a stand-in rather than a Lemont reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
Wikipedia says tornadoes struck Lemont on June 13, 1976 and March 27, 1991, and the EF-3 tornado of June 20, 2021 crossed Woodridge and Darien just north of the village. We could not verify damage in Lemont from any of them. Chicago also fell to minus 23 degrees in the January 2019 polar vortex, and we found no Lemont-only outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a windstorm, look for bent track sections and loose brackets before you run the opener.
- Check tracks and brackets after high wind
- Lubricate rollers and hinges twice a year
- Know where the manual release is
What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Lemont is an incorporated village with its own government. Its Building Department handles contractor licensing questions at 630-257-1580 or permits@lemont.il.us, and a 211 DuPage listing puts the office at 418 Main Street. The village's own pages blocked our reader, so we could only see them through search summaries; confirm what follows by phone. We found no official page that says whether a garage door replacement or an opener swap needs a permit, so ask the department before the work. The village also has a contractor licensing page, but we could not read its fee, bond or insurance amounts. Parts of downtown sit in the Lemont Downtown Historic District, a National Register listing; we could not verify whether it limits garage door changes.
State rules. The Illinois Department of Financial and Professional Regulation lists a roofing contractor category among its regulated professions but no garage door, overhead door or general contractor category, so we found no state license for garage door work. The Illinois Attorney General's home repair page says a contractor should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more, describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule, and gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Lemont garage door repair: questions we hear
Is there garage door repair near me in Lemont?
Yes. Emil Garage Doors repairs garage doors in Lemont (ZIP 60439) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lemont?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lemont?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lemont?
Lemont's ZIP code is 60439. Parts of the village reach into Cook, DuPage and Will counties, so call us if your address is near Homer Glen, Woodridge or Romeoville and you are not sure we reach it.
Do you service older homes in downtown Lemont?
Yes. About 8 percent of Lemont's homes date from before 1940, according to Census estimates, and the doors on them are often replacements cut to fit an older opening. We measure the opening, weigh the door and explain what we find before we quote.
Do you repair garage doors after a storm in Lemont?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
