What Wilmette weather does to a garage door

The closest station table we could use is Chicago O'Hare, about 11 miles south-west, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 38 inches of precipitation and 38 inches of snow, according to Wikipedia's 1991-2020 normals. Wikipedia also says a lake breeze can keep the immediate waterfront cooler than inland areas, mainly in spring and early summer, but that the effect is often very localized, so we could not verify a Wilmette-only reading.

During the January 30-31, 2019 polar vortex the Weather Service's record-cold page lists O'Hare at minus 23 degrees with a wind chill of minus 52; it says not all of the data are official and does not list Wilmette. The National Weather Service's write-up of the August 10, 2020 derecho says at least a million customers lost power across the region, some for more than two weeks, and it does not name Wilmette. We could not verify any Wilmette-only gust or outage figure. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, put a light lubricant on the rollers and hinges, and test the safety reverse with a board on the floor. After a hard freeze, check that the bottom seal has not frozen to the slab before you press the button.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Wilmette homes

A lakefront village where more than half the homes date from before 1960

According to the Census Bureau's American Community Survey for 2020-2024, Wilmette has about 10,679 housing units with a median year built of 1957. About 29 percent were built in 1939 or earlier, about 20 percent in the 1950s and about 18 percent in the 1960s, which puts roughly 56 percent before 1960. Many garages here have had their door replaced at least once, so we see everything from original-era hardware to newer openers on older tracks.

About 76 percent of the village's homes are single-family detached houses, about 16 percent are in buildings of five units or more and about 88 percent of occupied homes are owner-occupied. The same survey puts the median value of an owner-occupied home at about $810,600. Wikipedia says the National Register of Historic Places lists the Oak Circle and Ouilmette North historic districts in the village; we could not verify whether any local rules reach garage doors there, so ask the village before you change an exterior door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Springs and cables on doors that are decades old
  • Openers and sensors added to older brick garages
  • Replacement doors sized to fit an existing opening

Rules to know

Opener safety, permits and design rules in Wilmette

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

Village permits. Wilmette is an incorporated village with its own government. Village Hall is at 1200 Wilmette Avenue, phone 847-251-2700, open 8:00 a.m. to 4:30 p.m. Monday to Friday, and its permit information is on wilmette.gov. The village says permits are required for construction, demolition, addition and remodeling of private property and links to a list of work that needs one, but its permits page does not mention garage doors, overhead doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the village before the work. The village also says contractors doing work that requires a building permit must get a Wilmette contractors license.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Opener safety is covered by the federal rule at 16 CFR part 1211.

FAQ

Wilmette garage door repair: questions we hear

Is there garage door repair near me in Wilmette?

Yes. Emil Garage Doors repairs garage doors in Wilmette (ZIP 60091) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Wilmette?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Wilmette?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Wilmette?

Wilmette's street ZIP code is 60091, according to ZIP directories, and a small part of the village touches Winnetka's ZIP, 60093. Call us if your address is near Kenilworth, Glenview or Evanston and you are not sure we reach it.

Do I need a permit to replace a garage door in Wilmette?

The village says permits are required for construction and remodeling and says contractors doing permitted work need a Wilmette contractors license, but its permits page does not mention garage doors, so we could not confirm a rule. Call Village Hall at 847-251-2700 before the work.

Do you repair garage doors after a storm in Wilmette?

Yes. Strong wind can bend a track or push a door off its rollers, and a fallen limb can dent panels. We check the track, panels, springs and opener, explain what we find and quote the price before any work starts.

Can a handyman fix a garage door?

A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
