Detached houses, village homes near the center and apartment buildings
According to the Census Bureau's 2020-2024 American Community Survey, Concord has about 7,000 housing units and the median home was built in 1969. About 69 percent are detached single-family houses, about 5 percent are attached homes, about 8 percent are in two- to four-unit buildings and about 18 percent are in buildings of five or more units. About 76 percent of households own their home. Doors and springs from the 1960s are often on a second set already, so we check the balance and the cables before we recommend a repair.
Wikipedia says Concord was settled and incorporated in 1635 and that the first battles of the Revolutionary War were fought at the Old North Bridge on April 19, 1775. It names Walden Pond, Minute Man National Historical Park and West Concord, which is a separate village within the town. Concord's Historic Districts Commission reviews design in its historic districts, and a November 2025 hearing notice covered an application to replace garage doors on Monument Street, so a garage door in a district may be reviewed. Ask the town before you change one.
Tell us your street and whether the garage is attached, detached or in a carriage-house style, and we book the soonest visit. We weigh and balance each door before choosing new springs.

| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Concord weather does to a garage door
Concord has no weather table of its own that we could verify, so this is a regional reading from third-party climate sites for nearby Framingham: a July average high near 84 degrees, a January average low near 16 or 17 and roughly 50 inches of snow a year, though sources disagree. Cold stiffens springs, cables and weatherstripping, and road salt corrodes tracks and hardware.
The National Weather Service confirmed an EF-1 tornado in Concord that touched down at 3:20 a.m. on August 22, 2016 near Cambridge Turnpike, with winds of about 100 mph on a path about 400 yards wide and a half-mile long. Town officials reported 39 homes damaged, with trees down on homes, wires and roads. Concord Municipal Light Plant coverage by the Concord Bridge also describes later wind storms, including August 2024, that brought down trees and cut power. Wind can bend a track or push a light door out of its frame, so look at the door after a storm.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a storm, look for a bent track or a dented panel before you run the opener.
- Know where the manual release is
- Check tracks and panels after a wind storm
- Lubricate rollers and hinges before winter

Opener safety, permits and design rules in Concord
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Concord is a town with its own Building and Inspection division at 141 Keyes Road, 2nd Floor (978-318-3280). Its page links to online permitting and says the division enforces the Massachusetts Building Code, but it does not list permit-required or exempt work and does not mention garage doors or openers. We could not confirm whether a replacement or an opener swap needs a permit. Ask the division before the work at concordma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors, so the town's answer is the one that counts. Historic districts. The Historic Districts Commission reviews design in the town's historic districts, and a November 2025 hearing notice covered an application to replace garage doors on Monument Street. We did not read the district boundaries, so ask the commission (978-318-3290) before you change a door that is visible from a public way.

Concord garage door repair: questions we hear
Is there garage door repair near me in Concord?
Yes. Emil Garage Doors repairs garage doors in Concord (ZIP 01742) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Concord?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Concord?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Concord?
Concord's street ZIP code is 01742, which also covers West Concord. Call us if you are not sure we reach your address.
Does Concord require a permit to replace a garage door?
We could not confirm it. The Building and Inspection page does not mention garage doors, so call 978-318-3280 before a replacement, and tell us when you call so we can plan the visit.
Can I change my garage door if my Concord house is in a historic district?
Ask first. Concord's Historic Districts Commission reviews design in its historic districts, and a November 2025 hearing notice covered a garage door replacement. Check with the town before you order a new door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
