Homes from the 1980s, apartments and a historic downtown

According to the Census Bureau's 2020-2024 American Community Survey, Brenham has about 8,300 housing units. About 61 percent are single-family detached houses, and the median year built is 1983, so a typical door and opener here is more than 40 years old. Owner-occupied and rented homes split almost evenly (about 51 and 49 percent), so landlords and property managers can book a visit for a tenant's door as well.

Brenham is the Washington County seat, established in 1844, and German immigrants arrived from 1846 on; the city holds a German heritage festival, Maifest, each May. Wikipedia names the Washington County Courthouse, the Simon Theatre, the Giddings-Stone Mansion and the Brenham Downtown Historic District among its landmarks. Blue Bell Creameries has its home and headquarters here. We could not verify whether replacing a door in the downtown district needs design review, so ask the city first.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

Heat, humidity and the occasional hard freeze

What Brenham weather does to a garage door

Wikipedia's NOAA table for Brenham gives a mean daily high of 93.7 degrees in July and 95.0 in August, a January mean low of 39.6 and about 48 inches of rain a year. Hot summers stress openers and wear springs, and wet air rusts cables and steel. The record low is -2 degrees, so a hard freeze can make weatherstripping brittle and can break a frozen torsion spring.

An EF-0 tornado touched down on about January 25, 2012 just north of Brenham Municipal Airport, along a path of about 2.5 miles, and knocked down power lines and trees, according to a National Weather Service statement. In February 2021, College Station, about 31 miles to the north-northeast, saw 3 to 5 inches of snow, so the freeze reached the Brazos Valley. We could not verify Brenham-specific hail or Winter Storm Uri figures.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After wind, look at the track and panels before you run the opener.

  • Lubricate rollers and hinges twice a year
  • Check tracks and panels after wind
  • Have worn weatherstripping replaced before winter

Rules to know

Opener safety, permits and design rules in Brenham

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Brenham is its own city. Development Services handles building permits and inspections at City Hall, 200 W. Vulcan Street, phone 979-337-7220, and the city's website is docs.cityofbrenham.org. The city's page lists the 2021 International Building and Residential Codes and the 2020 National Electrical Code as adopted. Its permit list names garage enclosures, electrical work and carports, but it does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Call Development Services before the work.

Historic district. The city has a Historic Preservation Board that reviews Certificates of Appropriateness for work in historic districts, and it publishes Downtown Design Guidelines. We could not verify whether replacing a garage door in the Downtown Historic District needs a certificate, so ask the Historic Preservation Officer first. Texas rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page (published September 2020) says installing a garage door opener needs no DPS license unless it is connected to an alarm system or monitors or logs who comes and goes.

FAQ

Brenham garage door repair: questions we hear

Is there garage door repair near me in Brenham?

Yes. Emil Garage Doors repairs garage doors in Brenham (ZIP 77833) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Brenham?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Brenham?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Brenham?

Brenham's standard ZIP code is 77833. ZIP 77834 is for PO boxes only. Call us if you are not sure we reach your address.

Do I need approval to change a garage door in the Brenham historic district?

We could not verify that. The city has a Historic Preservation Board that reviews Certificates of Appropriateness for work in its historic districts, so ask the city's Historic Preservation Officer before you replace a visible door downtown. Repairs to springs, cables and openers are inside the garage.

What does a freeze do to a garage door in Brenham?

Brenham has seen lows as cold as -2 degrees. A hard freeze stiffens lubricant and weatherstripping and can break a spring that is already worn. If the door groans or jerks on a cold morning, do not force it; call us.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
