Brick ranches from the 1960s and a railroad downtown

According to the Census Bureau's 2020-2024 American Community Survey, Denison has about 11,400 housing units. About 75 percent are single-family detached houses and about 59 percent of occupied homes are owner-occupied. The median year built is 1967, so many original doors, springs and openers are 50 years old or more, or have been replaced once. The median home value in the same survey is $180,900.

Denison was founded in 1872 with the Katy railroad depot, and Dwight D. Eisenhower was born here in 1890, according to Wikipedia. The city says its Main Street historic district runs from the 700 block of West Main to the 300 block of East Main, and that exterior work there, even painting, goes before its Historical Preservation Board. Ask the city before you change a door in that area.

Give us your cross street and say whether the door is a single, a double or a pair. We weigh and balance each door before choosing new springs, so it lifts easily and holds where you stop it.

What Denison weather does to a garage door

Denison has no climate table of its own, so we use the Sherman station about 11 miles south. Wikipedia's NOAA table gives Sherman a January mean daily low of 33.9 degrees, a July mean daily high of 92.5 and about 44 inches of precipitation a year. Hard freezes stiffen lubricant and make cables brittle, and hot summers stress opener motors and weatherstripping.

In late January 2026, Winter Storm Fern left ice and snow across the area and Denison had water main breaks, according to KXII. North Texas storms can also bring hail that dents steel panels and wind that bends tracks. We could not verify a Denison hail or tornado history, so check the track and panels after any storm before you run the opener.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Check the bottom seal before winter so cold air stays outside.

  • Lubricate rollers and hinges twice a year
  • Look for dented panels after hail
  • Replace worn weatherstripping before winter

★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Rules to know

Opener safety, permits and design rules in Denison

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Denison is its own city, so its rules come from the City of Denison. The Building Department is at 500 W. Chestnut, phone 903-465-2720 option 3, and permits and inspection requests are made online, at denisontx.gov. The city says permits are needed for building, remodeling or enlarging, that garages as accessory buildings need a building permit, and that window replacements need a permit that meets energy standards. Its list does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the department before the work.

Historic district and contractors. The city says any exterior work in the Main Street historic district, including painting, goes before the Historical Preservation Board and also needs a permit. A registered contractor is listed among the general permit requirements; we could not verify whether garage door work needs a registration. Grayson County is not on the coast, so the Texas coastal windstorm rules do not apply.

State rules. We found no Texas statewide license for garage door contractors. A Texas Department of Public Safety page dated 2020 says installing garage door openers needs no DPS license unless the opener is connected to an alarm system or can log who comes and goes.

FAQ

Denison garage door repair: questions we hear

Is there garage door repair near me in Denison?

Yes. Emil Garage Doors repairs garage doors in Denison (ZIP 75020) and the neighborhoods next door. Call (214) 382-3772, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Denison?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Denison?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Denison?

Denison's ZIP codes are 75020 and 75021. Call us if you are not sure we reach your address.

Do you serve Sherman, Pottsboro and Knollwood as well as Denison?

Yes, they are all within our range. Sherman lies south of Denison, Pottsboro to the west by Lake Texoma and Knollwood to the southwest. Tell us your address when you call and we book the soonest visit.

Do I need approval to change a garage door in Denison's historic district?

The city says exterior work in the Main Street historic district goes before its Historical Preservation Board and needs a permit. We could not confirm the rule for a garage door, so ask the city before you order a new door.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
