Grantsville homes

A farm town that has grown into a commuter suburb

According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Grantsville has about 4,100 housing units and a median year built of 1999. About 84 percent are single-family detached houses, about 5 percent are mobile homes and about 85 percent of homes are owner-occupied. The 1990s are the largest decade at roughly 23 percent, and about a third of the housing has been built since 2010, while about 25 percent dates from before 1980, so the work ranges from first springs on new doors to old doors that are long overdue.

Wikipedia says the area was first called Willow Creek and also Twenty Wells for its natural wells, and that pioneers settled it in 1850. It credits recent growth to the city's nearness to Salt Lake City, its small-town feel and housing costs lower than in Salt Lake County, and says it is quickly becoming a bedroom community for commuters. We could not verify homeowner associations or building materials, so ask your neighbors or the city if you are not sure what applies to your street.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

What Grantsville weather does to a garage door

Wikipedia has no climate table for Grantsville. It says summers are hot and winters cold and snowy, and that the city can get lake-effect snow from the Great Salt Lake, though it is usually too far southwest. For numbers, nearby Tooele shows a January average high of 38.7 degrees and low of 20.6, a July average high of 91.4 and about 75 inches of snow a year. Tooele sits higher than Grantsville, so ours may differ. Cold like that stiffens bottom seals and lubricant and loads springs and cables.

Wind has caused real damage here. KSL reported on May 12, 2025 that a Mother's Day windstorm across northern Utah damaged at least three mobile homes in Grantsville, according to the American Red Cross of Utah, and residents described fallen trees and fence damage. The article gives no gust speeds. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.

Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.

  • Check the bottom seal before it freezes
  • Know where the manual release is for outages
  • Look over tracks and panels after a windstorm

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Grantsville

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Grantsville is its own city, so permits come from the Building Department inside the Public Works building at 336 West Main Street, phone 435-884-1691, open 9:00 a.m. to 5:00 p.m., with applications and inspections through the city's online portal. The city's handout "When Do I Need a Building Permit?" lists replacing windows or doors as work that needs a permit, says the list is not all-inclusive and asks people to check about anything questionable. It does not name garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the department before the work or visit grantsvilleut.gov.

State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

FAQ

Grantsville garage door repair: questions we hear

Is there garage door repair near me in Grantsville?

Yes. Emil Garage Doors repairs garage doors in Grantsville (ZIP 84029) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Grantsville?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Grantsville?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Grantsville?

Grantsville uses ZIP code 84029, according to Wikipedia. The Tooele ZIP code 84074 also lists Grantsville as an alias, according to zip-codes.com. Call us if you are not sure we reach your address.

Does a garage door replacement need a permit in Grantsville?

The city's permit handout says replacing windows or doors needs a permit but does not name garage doors. We could not confirm the rule, so call the Building Department at 435-884-1691 before a replacement.

Do you repair garage doors after a windstorm in Grantsville?

Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
