Magna homes

A mill town that became a suburb in the 1970s

According to the Census Bureau's 2020-2024 American Community Survey (five-year estimates), Magna has about 9,300 housing units and a median year built of 1985. About 75 percent are single-family detached houses, about 9 percent are in buildings of five or more units, about 3 percent are mobile homes and about 79 percent of homes are owner-occupied. The 1970s are the largest decade at roughly 20 percent, about 45 percent of the housing was built before 1980, and about 28 percent has been built since 2000, so many original doors and openers are now 40 years old or more.

Wikipedia says that in the 1970s inexpensive land south and east of the historic town center was developed into moderately priced single-family homes, and that the early neighborhoods around Main Street included Greektown, Japantown, Snaketown and Little Italy. It also says Magna was promoted from a metro township to a city on May 1, 2024. We could not verify homeowner associations or building materials, so ask your neighbors or the city if you are not sure what applies to your street.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before we choose new springs.

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Valley cold, summer heat and windstorms

What Magna weather does to a garage door

Wikipedia has no climate table for Magna. For numbers, nearby Murray shows a January average high of 39 degrees and low of 25, a July average high of 89 and low of 67, and about 15.7 inches of precipitation a year. We could not verify a snowfall figure for Magna. Cold like that stiffens rubber bottom seals and lubricant and loads springs and cables, and summer heat is hard on openers and weatherstripping.

Wind is the other test. In the September 8, 2020 windstorm, peak gusts reached about 99 mph in the Salt Lake area and more than 170,000 homes and businesses lost power, according to the Salt Lake Tribune. The article does not name Magna, and we found no Magna gust figure. Wind can bend a track or push a light door out of its frame, and an outage leaves the opener dead until you pull the manual release.

Before winter, wipe the bottom seal, lubricate the rollers and hinges and test the safety reverse. After a windstorm, look over the tracks and panels before you run the opener.

  • Check the bottom seal before it freezes
  • Know where the manual release is for outages
  • Look over tracks and panels after a windstorm

Rules to know

Opener safety, permits and design rules in Magna

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Magna is a city of its own with City Hall at 8952 W Magna Main Street, phone (801) 654-2123. Building permits and inspections are handled by the Greater Salt Lake Municipal Services District at 860 W Levoy Drive, Suite 300, Taylorsville, phone (385) 910-7138, open 8:00 a.m. to 4:30 p.m. Monday to Friday. The district's page lists Magna among the cities it serves and says permits are needed for additions including garages, remodels, window replacement, re-roofing, and changes to electrical circuits, furnaces and water heaters. It does not mention garage doors or openers. We could not confirm whether a garage door replacement needs a permit, so ask the district before the work (msd.utah.gov).

State rules. Under Utah Code 58-55-305, repair or improvement work valued under $7,000 may be done without a contractor license, and on a job over $3,000 the person files a one-time affirmation with the Division of Professional Licensing that they carry public liability insurance. Electrical work on such a job must be done by an electrician or electrical contractor who holds the state electrical license. Utah rule R156-55a-301 lists garage doors in the scope of the S220 Carpentry and Flooring Contractor classification. You can check any contractor at dopl.utah.gov.

FAQ

Magna garage door repair: questions we hear

Is there garage door repair near me in Magna?

Yes. Emil Garage Doors repairs garage doors in Magna (ZIP 84044) and the neighborhoods next door. Call (801) 980-3670, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Magna?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Magna?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Magna?

Magna uses ZIP code 84044, according to Wikipedia and zip-codes.com. Call us if you are not sure we reach your address.

Who handles building permits in Magna?

According to the Greater Salt Lake Municipal Services District's page, the district handles building permits and inspections for Magna. Its office is at 860 W Levoy Drive in Taylorsville, phone (385) 910-7138. We could not confirm a garage door permit rule, so ask the district before a replacement.

Do you repair garage doors on the older streets near Main Street?

Yes. Wikipedia describes the blocks around Main Street as the town's early neighborhoods, and the Census figures show about 45 percent of Magna's housing dates from before 1980. Call with your address and we confirm the visit window.

Do you repair garage doors after a windstorm in Magna?

Yes. Strong wind can bend a track, push a light door out of its frame or leave an opener without power. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
